  • Responsibilities

    JOB SUMMARY:

    Establishes and coordinates cost and pricing information for all available home designs. Acts as liaison to expedite the flow of cost and pricing information to subcontractors, and Company sales, production and administrative departments.

    DUTIES AND RESPONSIBILITIES:

    • Establishes hard cost budgets and sales pricing for all new home designs, including standard and non-standard options pricing; maintains costing system for current and accurate pricing information.
    • Revises and implements costing and pricing schedules according to specification changes and new product listings.
    • Negotiates subcontractor agreements and hires appropriate staffing in accordance with Company guidelines as well as reviews and negotiates vendor supply pricing bids.
    • Coordinates and oversees new home start process including review and monitoring of hard cost budgets, subcontractor and materials invoicing. If applicable, obtains and monitors necessary permit and licensing procedures.
    • Reviews and analyzes monthly reports concerning budget reserves, overages, expenses and write-offs for each new home contract.
    • May directly supervise accounts payable, production and/or costing administrative staff. Carries out supervisory responsibilities in accordance with Company policies and procedures.
    • Other duties and responsibilities as assigned.

    Required Skills

    JOB SPECIFICATIONS

    MINIMUM EDUCATION EXPERIENCE:

    Bachelor’s degree (B.A. or B.S) or equivalent in specialized training from a four-year college or technical school in addition to specific training in estimating and costing techniques combined with at least ten (10) years related experience (to include field experience) and/or training; related supervisory experience; thorough knowledge and understanding of costing principles and construction techniques relative to the home building industry.

    PREFERRED QUALIFICATIONS:

    Work as a liaison with Architects to develop and maintain product. Determine and set reserves at closing to determine final cost to complete. Ability to review and approve all month end financial reporting.

    SKILLS AND ABILITIES:

    • Excellent verbal and written communication skills for high interaction with a variety of people inside and outside of organization.
    • Persuasive attitude with strong negotiation, organizational and detail-oriented aptitude.
    • Mathematical aptitude with ability to perform calculations
    • Computer literacy to work with estimating programs
    • Thorough knowledge of new construction plans, building codes, specifications and products.

    WORKING CONDITIONS:

    • General office environment with some travel to and activities performed at actual work sites.
    • Good driving record and possession of a valid driver’s license to comply with Company Auto Allowance Policy.
