  • Responsibilities

    1.       ORGANIZATION AND PURPOSE

    The Handyman is responsible, under the direction of the Director of Facilities for ensuring that all  buildings, grounds and equipment are well-maintained with safety as the top priority.

    2.       SCOPE AND IMPACT

    The Handyman, in partnership with KCAA’s 3rd party contractor, assists the Director of Facilities in all general maintenance and repair jobs at various KCAA worksites, ensuring facilities are kept in good repair and working order. SCHEDULE IS T-F 630 AM - 230 PM AND ANYTIME (8 HOURS) ON SATURDAYS.

    3.       ESSENTIAL FUNCTIONS

    REPAIR DUTIES

    • Assists Director of Facilities with work orders, performing needed repairs at the school sites.
    • Assists in evaluating physical plant condition whenever at a worksite and reports observations with recommendations.
    • Performs light maintenance and repair duties on building and grounds structures, as needed.
    • Performs minor apprentice level carpentry, or painting; altering, repairing and maintaining buildings, floors, roofs, stairways, partitions, doors, windows, screens, wood fixtures and furniture, as instructed.
    • Conducts plumbing maintenance, including opening clogged drains.
    • Uses facilities management software to document all work.

     

    EQUIPMENT MAINTENANCE

    • Assists in maintaining tools and machinery in good condition and uses all tools carefully and as instructed.
    • Assists in routinely checking all equipment is in proper order, reporting immediately all conditions needing corrective actions and washes and cleans equipment as needed.
    • Operates company vehicle in a safe manner.

     

    MARGINAL FUNCTIONS

    • On a rotational schedule, sweeps rubbish/foliage from school rooftops and cleans out rain gutters.
    • Assists in general custodial and groundskeeping duties, as assigned.
    • Takes on special projects and other duties, as assigned.

     

    4.       JOB REQUIREMENTS (LIST MINIMUM REQUIREMENTS FOR THIS POSITION – THOSE EACH INCUMBENT SHOULD HAVE TO BE HIRED.  MAY ALSO INDICATE ADDITIONAL PREFERRED QUALIFICATIONS BUT SHOULD NOTE THESE AS PREFERRED RATHER THAN REQUIRED.)

    A.      Education/Experience Required

    • High school degree or equivalent
    • At least six (6) months experience in skilled maintenance work.
    • Prefer at least one major experience emphasis in at least one of the following major trades: carpentry, plumbing, electrical or painting. 
    • General knowledge of various types of equipment used in the building trades or any equivalent combination of experience and training that provides the required knowledge, skills, and abilities.

     

    B.       Technical Skills Required

    • Must have reliable transportation and a valid driver’s license with a safe and responsible driving record. 
    • Must successfully pass DHS Criminal History Check and all subsequent annual checks, as required.

     

    C.  INTERPERSONAL SKILLS

    ·         Have a positive attitude and flexibility to perform out of the ordinary job tasks.

    ·         Demonstrate willingness to problem-solve and establish more efficient and effective work methods.

    • Is organized and flexible and possesses excellent time management skills.

    • Must be able to maintain regular and consistent attendance.  Reports to work on time, maintains a stable work attendance record, and timely and accurately complete employee timesheets.

    • Displays a sincere interest in the safety factors of young children's environment.  Knows how to work safely around young children and to direct others in adopting same safe methods of work while young children are at hand. 

    • Demonstrates willingness to take directions and is flexible in following through. 

    • Is reliable, mentally alert, and responsible in taking initiative. 

    • Maintains confidentiality and conducts self in a professional manner in interactions with both internal and external customers.

    C.         Language Skills

    • Must possess good oral and written English language skills in order to follow detailed written instructions. 
    • Ability to write legibly. 
    • Must be able to orally communicate in standard English language with administration, faculty, staff, maintenance personnel, contractors and public representatives.

    E.       Physical Demands/Work Environment

    Must be able to:

    • Possess the physical strength and flexibility to perform manual labor.

    • Perform activities to include climbing, crawling in confined, hard to reach spaces on a routine basis, lifting, pushing, pulling or carrying loads of no more than 50 pounds.

    • Must have the ability to assess the weight in order to ask for necessary assistance or to determine a safer method of moving the load. 

    • Have vision correctable to 20/20.

    • Demonstrate the ability to work with hands and to work in mechanically oriented situations following instructions of the supervisor.   

    • Work on several projects and tasks at the same time.

    • Have the abilities to prioritize demands, juggle multiple tasks.

    • Work under pressure of meeting multiple demands and deadlines.
