    Job Description

     

    Join Kay Apartment Communities’ team at our 584-unit apartment community in SUITLAND, MD. The Resident Account Manager at Kay exemplifies superior customer service and oversees all aspects of collections, resident account management and financials, while helping to maximize the successful operation of the property. The resident accounts/assistant community manager __ reports to the community manager. The position offers a competitive salary, bonuses and an exceptional benefits package.

    Responsibilities

    · Provide superior customer service and effectively communicate with prospective and current residents, staff, vendors and visitors, while adhering to company policies and Fair Housing laws.

    · Manage all aspects of collections, resident account management and financials, including but not limited to:

    • Oversee all collection efforts, in person, by phone and email
    • Help achieve and maintain minimal delinquency and bad debt balances
    • Administer billing for delinquent rent, past due water charges, resident repair bills, late and legal charges
    • Oversee eviction process by maintaining suit lists, summons and writs
    • Make court appearances as a witness for the community on rent cases
    • Collect and post payments, including rent, deposits and other fees
    • Perform daily rent deposits and keep accurate documentation
    • Research resident ledgers
    • Provide financial reporting to VP of Property Management bi-monthly

     

    · Assist in managing the leasing process from lead to lease, including: processing leads, qualifying renters, conducting tours, following up, closing, processing applications, compiling lease documents, preparing for move-ins.

    • Conduct timely apartment inspections to ensure they are ready for showings, as well as monthly community inspections, as assigned by community manager
    • Manage purchase orders
    • Schedule contractor work, as needed.
    • Other duties as assigned

     

     

     

    Requirements

    • Highly motivated, dependable and customer-focused
    • Minimum 2 years of property management experience, with concentration on collections/bookkeeping, landlord- tenant relations and leasing
    • Working knowledge of Fair Housing, Landlord Tenant and eviction laws
    • High school diploma; college degree preferred
    • Excellent written and verbal communication skills
    • Ability to use problem-solving skills and best judgment to handle unpredictable situations and challenging customer interactions
    • Strong time management and organizational skills, attention to detail
    • Ability to work well independently and in a team environment
    • Professional appearance and demeanor
    • Basic computer knowledge and working proficiency in Microsoft Outlook, Word and Excel. Some knowledge of property management and lead management programs a plus.
    • Ability to work some Saturdays
    • Maintain a valid driver’s license and reliable transportation
    • Bilingual in English and Spanish a plus
