Compensation: $75,000 Base plus incentive pay and benefits Responsibilities: • Communicate the status of the building project to key stakeholders by providing regular progress reports • Collaborate with clients, engineers, construction managers, and architects to determine the needed resources and scope of work, including necessary materials and expected labor required • Ensure teams work to follow all health and safety standards to prevent injuries and obstacles to project completion, and quickly report any safety regulation issues • Coordinate all construction timelines and operations into an intuitive plan so the team is on schedule to meet deadlines • Secure any required licenses and permits from appropriate authorities to ensure construction is up to code • Manage day-to-day trade contractor scheduling and field oversight • Ability to create detailed estimates using the Keen method • Financial Management of project at all levels; own the project • Accountable and responsible for accurate estimates, buy-outs (sub-contracts/POs), billings from trade partners, owner invoicing, and change orders • Project comprehension - You will need to have a thorough understanding of the project plans and scope of work • Participate in the sales process which means prospecting and networking with engineers, real estate professionals, lenders, architects, designers, and developers • In-bound leads must be called. You will be responsible for developing and maintaining your contacts • Scheduling experience is a must. Must have ability to draft critical path schedule and coach project team on how to follow it. Will be responsible for updating the schedule bi-weekly and distributing it to team members • Projects shall be completed with extreme attention to detail above all else. We always ensure that we meet the clients needs. A strong finish and close-out to the project is a must. 90% of our work comes from recommendations and word of mouth • Ability to work with diverse project teams and direct project workflow daily • Must be organized with a strong understanding of time management • Must be proficient in Excel, Bluebeam, and on-screen take off software • Monitoring permits applied and permit inspections • Assist team with project planning and developing site logistics plan • Managing the start of the project to completion, while understanding the urgency to ensure the punch list is completed in a timely fashion • Ensure the job site is cleaned and organized. Work with field team to ensure this standard is met and maintained • Ensure job site safety is maintained with field team • Work closely with team members during pre-construction to identify and solve problems • This job involves in-person office time and time on the job sites. You must be able to hold yourself accountable on a day-to-day basis • Some commercial upfit work will be part of this position periodically as needed by our commercial division Qualifications: • One year of previous experience as a construction project manager required • Knowledge of the construction industry and the entire building process, including building permits, blueprints, building codes, construction equipment, material resources, construction methods, and project management principles • College degree (Bachelor’s) in construction management, engineering, or another relevant field • Previous experience as a Project Manager in custom residential and/or remodeling construction • Residential sales experience/project management experience and of projects 1MM or higher preferred • 5+ years experience preferred • Proven ability to deliver projects on time and on budget • Ability to read and understand Architectural plan sets (all disciplines) • Technical understanding of residential and commercial construction including building codes, trade sequencing, and best building practices • Work collaboratively with all team members including company staff, clients and trade partners including architects, designers, vendors and subcontractors • Stay up to date on new building technologies, techniques, and materials • Be familiar with all current North & South Carolina building codes • Osha 10 at a minimum, Osha 30 is preferred • Understand and comply with the company safety policy • Responsible to know and abide by all company policies and procedures as outlined in the employee handbook • Participate in continuing education opportunities and project meetings offered by Keen Building Company • Ability to gather information, prepare reports and communicate well with others • Capable of problem-solving and experience with complex detailed projects • Ability to perform takeoffs, utilize Excel, and project management software (Buildertrend) • The perfect candidate is someone who is a self-sufficient motivated individual Compensation: $75,000 + incentives and benefits
