Anna K Intown Inc. has consistently reached business objectives year-over-year and increased market share in the in-town Atlanta real estate market by: • Above all, acting with integrity and a service-minded approach with all of our clients • Providing our clients and customers with hands-on personal service throughout every step of the buying or selling experience • Executing innovative marketing strategies that demonstrate extensive knowledge and expertise within the challenging and changing real estate market • Becoming integrally involved in the neighborhoods in which we serve by participating in or leading various community service programs and special events • Providing our team and clients and customers with cutting-edge real estate tools and data to make informed decisions during their selling or buying process In this position, you will help our team to be a $140,000,000+ performing real estate team by taking ownership of the following responsibilities: Primary Role: • Prospects for, follows-up with, presents to, and services buyers. Primary prospecting shall include seeking listings to keep a steady stream of buyers while also prospecting for listings for the team. Maintains effective conversion rates for leads into appointments, into buyer agreements, and buyer agreements into accepted purchase contracts. • Develops expert knowledge regarding mortgage financing, the neighborhoods, schools, and all issues regarding homeownership. • Provides high-level fiduciary needs analysis and coordinates a time-efficient home search process. • Consults with clients to ensure fiduciary service of the Real Estate transaction from initial contact through contract to close while coordinating with the Buyer Account Manager. • Effectively negotiates for all buyer clients. A Buyer’s Specialist is deeply committed to supporting the team in achieving greater and greater levels of success, to growing his/her own skills, and developing into a supportive leader within the team. As the success of the team grows, this individual may be responsible for hiring, training, and leading additional team members to ensure all tasks of the agent’s business continue to be completed to high standards with maximum efficiency. Responsibilities: Goal Setting, Planning & Leadership • Career Visioning & training for you and your hire (e.g.: you and future showing assists, etc.) • Be learning-based leading with continued education to support your role & clients • Coach & consult weekly with the Team Lead & or Lead Buyer Specialist • Review annual/monthly/weekly goals (4-1-1 & 1-3-5) • Calling and supporting Allied Resources • Role-playing, scripts & dialogue multiple times weekly • Maintain planned use of time • Coaching with YPP or coaching in general (elective, but Highly recommended) • Complete yearly 1-3-5 & business plan (economic model) and review monthly • Create a yearly vision board • Obtain industry designations • Read industry & market publications Lead Generation, Advertising & Promotion • Daily lead tracking & management utilizing a lead tracking system • Completing a 5x5 daily as a minimum lead generation effort • Daily in-office lead generation and lead follow-up for both buyers & sellers • Adhere to a speed-to-lead mentality • Handwritten note cards & lead calling/emailing & follow up • Team or individual prospecting activities: circle prospecting, door knocking, etc. • Prospect for business opportunities (buyers and sellers) with a sphere of clients and past clients • Hold open houses • Convert leads to buyer consultations • Conduct buyer consultations • Convert buyer consultations to signed Buyer Brokerage Agreements • Explain agency and buyer representation Client Servicing • Conduct a thorough needs analysis to ensure fiduciary service to all buyer clients • Ensure that buyer clients are pre-qualified with mortgage lender & pre-qualification on file before showing them homes or writing an offer • Educate the buyer about the home-buying process • Gather/answer buyer questions about potential homes & local community information • Establish a home search plan & timetable • Identify homes to show that meet buyers’ criteria • Show homes to prospective home buyer clients • Provide buyer clients with pricing information, market research, and help compare homes • Set up MLS profiles & real-time inventory updates in FMLS • Send updates to out-of-town buyers • Schedule showings of homes with buyer clients, listing agents, and/or home sellers. Refine buyers’ criteria and select additional homes to show as necessary • Write & submit all offers to purchase homes for buyer clients • Utilize team-preferred vendors for inspections, mortgages, closing attorneys, etc. • Advise about inspections, home warranty services, surveys, and title insurance • Negotiate offers to purchase and oversee the entire negotiation process • Showing qualified buyers to the team’s listing Transaction & Closing Coordination • Utilize the team’s Closing Manager with the fee written into the Buyer Brokerage Agreement • Schedule and attend on-site property inspections with clients and vendors • Negotiate all repairs within the due diligence timeframe • Ensure the buyer is meeting all contract milestones (financing, appraisal, due diligence, etc.) • Provide buyer clients access to homes under contract for measuring, inspecting, etc. • Review the Closing Disclosure for accuracy • Review the Closing Disclosure with the client prior to closing • Conduct final walkthrough with buyer & ensure repairs/condition is satisfactory • Attend the closing • Write appreciation notes for clients & agents • Arrange for closing gifts • Assist with occupancy or relocation • Obtain 5-star testimonials & referrals using promise scripts on our social media/real estate sites • Obtain closing photo with client for team Instagram/Facebook, send to Listing Manager • Provide post-closing information & service with follow-up check-ins • Provide information for moving & relocating Research & Communications • Promptly return all buyer client & transaction related telephone calls, texts, and/or emails • Promote the team concept • Communicate diligently with administrative staff to ensure the highest level of service to buyer clients from initial contact through contract to close • Maintain Real Estate License • Maintain Membership with a Board of Realtors • Attend training • Communicate effectively via phone, text, email, CRM, and face-to-face Qualifications: Culture Requirements • Integrity & honesty first • Strong written and verbal communication skills • Exceptional organizational abilities • Accountability skills (planning, goal setting, tracking measures) • Great ability to focus • Concerned about doing things the right way and detail-oriented • Calm under pressure • Treats clients, colleagues & vendors with respect at all times • Learning based • Excellent ability to navigate through client conflict or transaction hurdles • Service-based attitude with a proven ability to succeed • High level of urgency • Stands up for client’s best interests and is a professional leader • Winning mindset, positive energy, avoiding complaining, supportive actions • Ability to push through a No to get a yes in a win-win way Compensation: $100,000+ yearly
