    HOW YOUR ROLE FITS INTO BOLDT:

    As a results-oriented Project Coordinator / Assistant Asset Manager, you are considered a valuable individual contributor conducting a dual role for its real estate development group. The development group is located in downtown Milwaukee and specializes in the planning and development of healthcare and senior living projects.

    Required Skills

    WHAT YOU GET TO DO:

    Development activities is responsible to keep track of all holding and development costs which includes:

    • Tracking pre-development costs (consultants, land acquisitions, design fees, etc.) and the tenant improvements process, including billing tenants and processing change orders
    • Preparing monthly draw requests to the lender and monthly client invoices for development fees and monthly reports, including summary of development activities, project photos, and budget and schedule updates
    • Tenant updates, including design status, requirements of tenants, schedule, budget and change orders. This includes, reviewing and processing monthly pay applications from contractor.

    Asset Management Activities include dedicated assistance with transition from development to asset management. In collaboration with the Asset Manager, preparation of:

    • Annual operating budgets and tracking of projected and actual operating expenses throughout the year
    • Assistance with asset and property management activities for Boldt’s real estate portfolio, including lease maturities and debt maturities and analysis of refinancing.

    During a typical week, the individual’s time will be approximately split between the Development Activities and Asset Management Activities listed above.

    Required Experience

    WHAT WE EXPECT FROM YOU:

    • Bachelor’s degree. A degree or coursework in either Real Estate, Design, Construction Management and/or Accounting would be beneficial, but is not required.
    • Zero to five years of related experience desired.
    • Proven demonstrated understanding of Microsoft Excel and Word, and a proven understanding of Argus is desirable (although training is available).

    PHYSICAL REQUIREMENTS AND WORKING CONDITIONS:

    While performing the duties of this job, the employee is frequently required to remain in a stationary position for up to eight hours. The employee occasionally is required to move to access people or workspaces. Constantly operates a computer and other office equipment, such as a calculator, copy machine and computer printer. The ability to optimally communicate is required. The employee may occasionally move up to 15 pounds.

    The working conditions of this position requires the employee to work inside an office environment. The environment for which this position functions may contain scents and fragrances. May be requested to work additional hours and weekends.
