    Planning Project Director

    The Planning Project Director of Design & Construction is responsible for the planning, design, and construction of capital projects and physical improvements undertaken by the University, ensuring that they meet state and federal regulations and procedures and are effectively managed from concept through planning, design, bidding, construction, and occupancy. This position helps manage the efficient use of space on campus by all departments and entities. The Planning Project Director Position will report to Executive Director of Design & Construction.

    We are looking for a creative individual who is passionate about the built environment, someone with good work ethic and a positive attitude.

    Responsibilities:

    • Develop and maintain the campus master plan through consideration of the program and growth needs of the University. The master plan supports the mission of the University with detailed short-, mid-, and long-term plans for campus facilities and infrastructure to meet the needs of the University and is a tool to guide the development of the campus.
    • Advise and prepare periodic reports for senior administration regarding planning, design, and construction issues.
    • Assist, Develop capital project budgets, and oversee the management of the assigned capital construction projects.
    • Ensure that projects are constructed in accordance with design, budget and schedule
    • Manage client expectations, requests, reviews, approvals, schedules and other communications as well as project closures
    • Analyze bids and recommend vendors, contractors and consultants to the Exec Director
    • Strictly follow University rules and regulations in conjunction with NYC Laws
    • Review contractor’s payment requisitions and ensure clients’ needs are met
    • Assist, review and negotiate contracts, liaising with legal counsel as appropriate in conjunction with the Executive Director of D & C
    • Develop, recommend and implement project plans for annual budgeting
    • Review and negotiate change orders with contractors and consultants
    • Conduct field reviews, survey existing conditions and identify potential opportunities
    • Track project cost details and provide periodic updates to management
    • Manage project budgets and process invoices promptly
    • Prepare bid documents, purchase requisitions, contract documents and change orders as per templates, policies and procedures.
    • Assist, Develop and maintain design standards and quality expectations for campus construction projects and communicate them to consultants, contractors, and others performing construction on campus.
    • Contribute to the overall success of the University by understanding its mission, culture and financial constraints, and deliver the best value for our students, administrators and faculty.

    Qualifications:

    • Degree required in architectural/engineering or related fields
    • Strong Master planning and strategic planning experience required
    • Minimum of 15 years of project management experience in the design and construction field
    • Proven ability to manage complex projects, priorities, and meet deadlines on time and within budget
    • Fully versed at managing a project team, when required, consisting of construction manager, general contractor, consultant, architect, expeditor, etc.
    • Strong organizational, problem solving and analytical skills
    • Must have strong oral and written communication skills, and be customer focused to understand and appropriately respond to client’s needs
    • Be able to demonstrate solid leadership and presentation skills
    • Risk assessment capabilities
    • Ability to work with senior management and all levels of administration/academic staff
    • Full knowledge of building codes and local laws
    • Experience in handling multiple tasks and projects concurrently
    • Ability to establish priorities
    • Ability to work in a team environment
    • Strong attention to details

    In compliance with NYC’s Pay Transparency Act, the annual salary range for this position is $140,000 - $160,000. St. John’s University considers factors such as (but not limited to) scope and responsibilities of the position, candidate’s work experience, education/training, key skills, internal peer equity, as well as market and organizational considerations when extending an offer.

    This position may be relocated to any of St. John’s University’s physical locations at any time.
