MARKETING & SALES MANAGER
As a Marketing & Sales Manager, you will manage the promotion of our communities and home inventory through digital and traditional platforms and integrate marketing efforts for our manufactured housing portfolio. Essential job tasks including developing marketing plans and devising out-of-the-box strategies for the advancement of our organization. As a sales leader, you will train and mentor our Community Managers on sales and marketing. This position will report to the President and will supervise the Social Media Coordinator.
JOB DUTIES
- Develop, implement and evaluate advertising, sales programs and community promotion packages.
- Prepare marketing collateral (ads, flyers, mailers, banners, community outreach, posts, blogs, etc.)
- Spearhead efforts to increase SEO visibility.
- Manage brand and ensure we are reaching our target audience.
- Stay current on MH industry trends to understand market and competitors.
- Ensure communities achieve goals by promoting sales plans and setting sales targets.
- Sustain strong relationship with community team by making periodic visits; explore specific needs and anticipate new opportunities.
- Recognize and identify marketing opportunities by pinpointing prospect requirements; define market, industry and local competition.
- Analyze sales trends and results; establish pricing strategies; recommend selling prices; monitor costs; competition; supply and demand.
- Coordinate model presentation (i.e. cleaning, staging, furniture, etc.)
- Create sales procedures and implement them throughout the portfolio.
- Track home warranty details, plans and timeframes.
- Oversees company website and social media presence.
- Produce monthly reports on sales, traffic and sales campaigns.
- Manage ongoing sales training/mentoring with Community Managers.
- Build relationships with vendors, prospects and industry professionals to positively promote our communities.
QUALIFICATIONS/ FACTORS FOR SUCCESS
- 8-10 years sales experience.
- Bachelor degree in Marketing and/or Business preferred.
- Manufactured housing industry or property management experience a plus.
- Strong sales background with proven ability to close.
- Social media experience (FB marketplace/Craigslist/etc.)
- Excellent communication, organizational and time management skills.
- Knowledge and experience with structured reporting, deadline criteria, financial reports, and notice deadlines.
- Proficiency in Microsoft Office, specifically Word, Excel, and Outlook.
- Valid operator’s license and access to vehicle.
- Ability to travel to communities, including overnight travel within the states of Wisconsin, Eastern Minnesota and Michigan’s Upper Peninsula.
