    JOB SUMMARY:

    LSGF (Life’s Short Grow Fast) Management, based in Peachtree Corners, provides management services for 160-unit retail locations and is searching for a Real Estate Specialist to join our dynamic team. The primary function of the position is management of the leases including landlord communications for all locations supported by the company. The position has long term growth opportunities for the right candidate.

    KEY RESPONSIBILITIES:

    Review new leases, renewals, amendments and related legal documents

    Abstract information from new leases and lease amendments into lease database

    Maintain and update real estate lease database for 160-unit retail franchise company

    Coordinate and negotiate with the landlord when property related issues arise

    Complete internal LSGF Site Approval Packages

    Complete Franchisor required documentation for new stores

    Interpret leases including rent and property issues, key dates, construction requirements, and operating expense limitations

    Process monthly rents to Finance and Accounting including escalations, operating expense reconciliations and increases, etc.

    Manage CAM reconciliations

    Track accounts receivable with leases, tenants, and commissions due

    Maintain communication with brokers, legal counsel and interoffice associates regarding real estate matters, as directed

    Manage and coordinate store insurance policies

    QUALIFICATION REQUIREMENTS:

    To perform this job successfully, an individual must be able to perform each key responsibility satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required.

    Motivated self-starter who is also able to work in a team environment

    Must be well organized and have a strong attention to detail

    Must have excellent computer skills with an understanding of spreadsheets, database software, the internet, and Office365

    Must be able to communicate with others, identify problems, and resolve conflicts

    Excellent written and verbal communication skills

    Experience communicating with attorneys and landlords

    Ability to make sound business judgements

    Strong analytical and problem-solving skills

    Professional, ethical, positive, helpful, responsive and reliable

    EDUCATION:

    Bachelor’s degree in real estate or a related field preferred

    Prefer a Georgia Real Estate Sales license (or desire to acquire over the next 12 months)
