    Job Description:

    The Land Acquisition Specialist is responsible for identifying, evaluating, and securing residential land opportunities in the Greater Houston area to support the company’s strategic growth plans. This role involves market research, site analysis, contract negotiation, and maintaining strong relationships with brokers, landowners, and municipal contacts. The ideal candidate has strong knowledge of the Houston real estate market, zoning and entitlement processes, and a passion for residential development.

     

    Key Responsibilities:

    • Identify potential land acquisition targets (raw land, infill lots, finished lots) aligned with company development goals.
    • Track submarkets and competitive builders to anticipate opportunities.
    • Conduct site-specific market studies and demographic analysis.

    • Analyze zoning, land use regulations, utility access, floodplain, and topography.

    • Coordinate with consultants (civil engineers, surveyors, etc.) to assess site feasibility and development costs.

    • Develop and maintain a network of brokers, landowners, developers, and local officials.

    • Assist in the entitlement process including zoning, platting, permitting, and city/county approvals.

    • Ensure all due diligence timelines are met to protect contractual contingencies.

    • Assist in structuring Letters of Intent (LOIs), Purchase and Sale Agreements (PSAs), and option agreements.

    • Work closely with the land development, construction, and finance teams to evaluate site viability.

    • Prepare land packages and proformas for executive approval.

    • Provide regular updates and reports to leadership on acquisition pipeline.

     

    Qualifications:

    • 1–3+ years of experience in land acquisition, residential development, or real estate brokerage.

    • Strong knowledge of the Houston land market, local development processes, and municipal zoning codes.

    • Proficiency in Microsoft Excel, GIS tools, and land evaluation software.

    • Excellent negotiation, analytical, and communication skills.

    $85,000-$100,000 per year
