    Garden Street Communities is one of the largest privately held residential land developers operating in seven states across the Southeast. Currently seeking a Land Development Coordinator to join our team in Pensacola, FL. This position will report directly to and support the Vice President of Operations.

    Job Responsibilities:

    • Day-to-day activities in support of the timely and profitable delivery of residential communities
    • Review proformas and valuation packages for new deals to evaluate risk and profit projections
    • Assist the V.P. with land acquisition (underwriting proformas, assembling LOIs and Contracts)
    • Manage development projects to ensure due diligence, design, and permitting are achieved in a profitable and timely manner
    • Procure weekly project updates from developers
    • Maintain project files in SharePoint
    • Authorize payment of Invoices and validate lien releases
    • Assist with new vendor setup, bid maintenance, and service agreements
    • Assist with onboarding new Developers
    • Assist with post-contract due diligence
    • Coordination with in-house Legal for compliance and guidance

    Requirements:

    • Computer skills: Microsoft Office (Word- Outlook- Excel- and Adobe reader)
    • Familiarity with real estate deal structure as it pertains to land development and homebuilding
    • A positive attitude, strong work ethic, and a willingness to learn
    • Analytically minded with a strong attention to detail and effective communication
    • An inquisitive approach towards an understanding of operational structure, team members, etc.
