The Land Development Manager is responsible for overseeing the entire land development process, from acquisition to construction commencement. The Land Development Manager will collaborate with various teams, including land acquisition, engineering, and construction, to ensure the successful and timely development of residential projects. Responsibilities: • I will oversee all due diligence activities and conduct timely feasibility studies to assess land’s physical, political, financial and market potential. • I will create proformas for land purchases and will work with the acquisitions team to confirm viability of projects. • I will keep cost per unit measure of all projects so as to be able to accurately estimate costs on future projects. • I will design preliminary plats, analyze grading and balance community aesthetics to ensure a viable project. • I will submit land use packages and obtain land use approvals for our developments including supervising all out of house engineers. • I will update the lot projection matrix quarterly. • I will establish timelines and schedules for all active land development projects whereas all due diligence is completed and proper zoning is established prior to the contract dates, monitor deposit schedules and ensure all phases of development are being brought to market at the correct time per the company 5-year plan. • I will oversee the civil designs and work with consultants to ensure buildability and cost efficiency. • I will work with CFO to assemble bank packages to orchestrate loan closings. • I will oversee the design of all community amenities and landscape designs. • I will oversee the bidding, contracting, and construction processes for each job. • I will create development cost budgets and manage the contract approvals in the system. • I will manage the set up of community HOAs, including management of the CC&Rs and communication to Community Managers. Qualifications: • BA or BS degree. • 4 years of experience in Land Development, Civil Engineering, or Land Planning. • Multiple years in Project Management or Civil Engineering – Residential Subdivisions. Compensation: $85,000 - $100,000 yearly
