Leasing Administrator
We are looking for a diligent Leasing Administrator for a portfolio of 819 garden style apartment homes within three apartment communities. This individual will mainly be responsible for screening new rental applications, sending out new leases and lease renewals electronically, and, supporting two leasing consultants. This position will work Tuesday through Saturday.
Leasing Administrator Requirements:
• Minimum two years’ experience processing rental applications.
• Minimum two years’ experience leasing apartments in a high-volume setting
• Experience reviewing paystubs, W-2s, passports, social security cards, 1099s, 1040s and other documents used to confirm income.
• Experience with electronic lease agreements preferably in a high-volume setting
• Yardi software experience / RentCafe CRM software experience.
• Experience with Fair Housing Rules & Regulations.
• Superior organizational skills.
• Excellent verbal and written communication skills.
• Strong customer service skills focusing on customer satisfaction.
• Strong understanding of rental application process and steps.
• Must be punctual and reliable.
• Four Year College Degree preferred - High School Diploma Required.
Core Functions:
• Process Rental Applications: Thoroughly review submitted application, all documents uploaded and screening results. Look for inconsistencies within system results and submitted application after processing.
• Ensure all lease holders/occupants are listed on the new lease agreement. Confirm names are correct in lease documents and W-9/W-8 Form.
• Fully understand the leasing process and be consistent with properly processing applications. Be able to answer all questions about documents, deadlines, etc. quickly and confidently.
• Supervise and guide leasing consultants when necessary
•Ensure applicants meet deadlines for signing the lease agreement and submitting payments. Notify APM or PM promptly to post charges as part of the leasing workflow.
• Collect utility account numbers, renter’s insurance, and W-9/W-8 form, etc. for new residents.
• Work with leasing consultants on effective sales techniques. Train and coach on all policies, procedures as well as day to day office operations
• Send out lease renewals each month. Send email notifications: when renewal is available, two weeks before deadline and two days before deadline. Update spreadsheet accordingly. Continue to follow up with residents until all renewals are signed. Report delinquencies to APM.
• Assist with handing out keys to new residents and walk them through Welcome Guide
• Assist current residents with lease changes such as roommate additions and roommate removals.
• Assist with responding to and resolving resident inquiries/complaints
• Assist maintenance department with daily operations and apartment access as needed.
• Assist leasing consultants when needed by showing apartments, generating prospective renter traffic, following up on leads and answering the phone.
• Assist the Assistant Property Manager and/or Property Manager when directed
Compensation:
• $50,000 annual salary
• $25.00 commission on all new rentals- excludes property employees (Eligible for commission the first month after 30 full days of employment)
• Hours: Tuesday through Saturday 8:00 AM to 4:30 PM with thirty minutes for lunch
**Training will be Monday through Friday for minimum of two weeks
