    Hudson Property Management Services is looking for a talented leasing consultant to join our team! We are looking for a sales-driven individual to assist in coordinating all activities related to apartment rentals, move-ins, move-outs, and lease renewals. The leasing consultant is also responsible for interacting directly with prospective and current residents to achieve maximum occupancy and ensure resident retention and client satisfaction. Executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing and marketing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Responsibilities: • Respond promptly to inbound phone calls, emails, and other communications from potential residents, delivering engaging, customer-focused, and sales-driven information that highlights the property's unique value proposition. • Proactively follow up with all prospects in a timely manner to maintain a minimum 35% closing ratio , using effective lead conversion techniques and a goal-oriented sales approach. • Accurately track all leasing leads and interactions in the property’s CRM system (e.g., Yardi, RealPage, AppFolio) and produce detailed daily and weekly leasing reports that reflect sales pipeline progress , conversions, and performance-based metrics. • Conduct professional, persuasive apartment tours that focus on needs-based selling , answer questions confidently, and highlight competitive advantages based on ongoing market research and knowledge of the Pittsburgh rental market. • Process all leasing paperwork efficiently, including applicant screenings, credit checks, and lease documentation , ensuring compliance and a smooth sales-to-lease conversion. • Prepare keys, welcome packets, and all necessary materials for efficient move-in and move-out coordination , reinforcing a hospitality-driven approach and positive resident experience. • Regularly conduct market research to stay informed on local competitor pricing, availability, and promotions to support effective positioning strategies. • Handle general administrative office duties , including scheduling appointments, preparing units for showings, assisting with resident inquiries, and supporting the property manager with property operations and sales initiatives. Qualifications: • A proven record of sales experience and success • Good knowledge of leasing rules and regulations • Ability to use computer programs such as Microsoft Office, Excel and Publisher • Excellent communication and negotiation skills • 1-2 Years of leasing experience. • Strong initiative and a desire to succeed in a fast-paced environment. • Proven track record in sales. • Ability to quickly learn new software programs and company processes/procedures. • Experience in Onesite is a plus but not required. Compensation: $47,000 - $53,000 yearly
