    JOB DESCRIPTION SUMMARY

    The Leasing Specialist plays a key role in supporting the overall leasing efforts and resident experience at the property. This individual is responsible for generating qualified leads, guiding prospects through the leasing process, promoting the community through various marketing channels, and ensuring high levels of customer satisfaction. The Leasing Specialist will also oversee daily administrative functions and support the property’s reputation through online engagement and resident retention efforts.

    JOB DESCRIPTION

    · Manage and follow up on all leasing leads in a timely and professional manner

    · Conduct property tours and effectively present the community to prospective residents

    · Guide applicants through the complete application and qualification process

    · Ensure accurate documentation and compliance with Fair Housing regulations

    · Perform regular market surveys and analyze competitor activity

    · Plan and execute outreach marketing initiatives and community engagement events

    · Create and schedule engaging content for social media platforms

    · Audit and update internet advertising platforms to ensure accuracy and effectiveness

    · Serve as the primary point of contact for current and prospective residents

    · Coordinate resident functions to foster community engagement

    · Conduct follow-up communications to encourage lease renewals

    · Respond professionally to online reviews and feedback to maintain a positive reputation

    · Complete daily opening procedures including walking units, inspecting the model, and checking common areas

    · Execute end-of-day closing procedures to ensure property readiness

    · Perform and document Move-In (MI) inspections

    · Accept and process daily rent and fee payments (Leasing Managers must be payment-qualified)

    The salary range for this position is $19.00 - $22.00/hour

    Additional Compensation:

    Employee compensation within the posted salary range is determined by several factors, including business needs, relevant experience, current skill set, and geographic location.

    In addition to base pay, this position may qualify for bonus opportunities on a weekly, monthly, and/or quarterly basis.

    Qualifications:

    · High School diploma or GED

    · 1+ years’ customer service experience; hospitality or apartment leasing role

    · Must demonstrate ability to provide exceptional customer service,

    · Must be able to work on a team or in a team environment,

    · Must present a professional image

    · Must be resourceful and well-organized.

    · Ability to successfully work on a team

    · Excellent oral and written communication skills

    · Strong working knowledge of MS Office Suite, Yardi, Knock, HappyCo

    · Exceptional customer service skills and a professional image

    · Good decision-making skills and knowledge on how businesses work

    Physical Demands: (All office positions descriptions)

    · The position requires the ability to stand, walk, or sit for extended periods, as well as bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces.

    · Work may take place both indoors and outdoors in all weather conditions, including rain, snow, heat, hail, wind, and sleet.

    · Candidates must be able to independently push, pull, lift, carry, or maneuver up to 25 pounds, and up to 50 pounds with assistance.

    · Occasional or regular travel may be required to support other properties, attend training sessions, participate in business meetings, or fulfill other job-related duties.

    · A flexible schedule is essential, including availability for on-call responsibilities during evenings, weekends, and holidays
