    The Role: Research Specialist & Recording

    This is a critical operational role inside our compliance engine.

    You will be responsible for ensuring construction notices, liens, and legal documents are recorded correctly, researched thoroughly, and processed without error. Precision is not optional here — it is the standard.

    Core Responsibilities

    Conduct comprehensive title research, review Notices of Commencement (NOCs), and analyze building permits to ensure statutory compliance

    E-record documents through platforms such as Simplifile and various county recording systems

    Analyze legal and property-related documents with exceptional accuracy and attention to detail

    Conduct advanced research using public record databases, Clerk of Court portals, and Property Appraiser websites

    Verify legal descriptions, ownership information, and jurisdiction-specific recording requirements

    Proactively identify discrepancies and resolve issues before they impact timelines or compliance

    Contribute strategic insight to improve workflows, efficiency, and document precision

    Consistently meet production goals while maintaining uncompromising quality standards

    Qualifications

    · Experience with e-recording platforms (Simplifile preferred) or strong ability to learn quickly

    · Experience reviewing legal, property, or compliance-related documents

    · Strong technical proficiency across software platforms

    · Excellent written and verbal communication skills

    · Exceptional organizational skills and attention to detail

    · Highly self-motivated and performance-driven

    Construction, legal, title, paralegal, or records experience is a strong plus.
