This is a performance-based role where your compensation reflects the quality and commitment you bring. Top performers can realistically earn approximately $100,000+ annually through a combination of base salary, performance bonuses, and commissions. Responsibilities: • Serve as the primary point of contact for all property owners and tenants within your assigned 100-door portfolio • Market vacant units, qualify prospective tenants, and manage the full leasing cycle from inquiry to executed lease • Conduct move-in, move-out, and periodic property inspections and document all findings with detailed reports • Coordinate maintenance and repair requests, oversee vendors and contractors, and ensure timely quality completion • Collect rent, process owner disbursements, and maintain accurate financial records using property management software • Enforce lease terms, manage renewals and non-renewals, and initiate eviction proceedings in compliance with Virginia landlord-tenant law • Respond to after-hours and weekend emergencies as needed — your portfolio depends on it • Ensure all properties remain compliant with local, state, and federal fair housing and habitability regulations • Establish competitive rental rates by analyzing local market data and calculating cost structures • Build long-term relationships with owners, tenants, and vendors that support portfolio growth and retention Schedule Availability MONDAY – THURSDAY 9:00 AM – 4:00 PM In-office, required FRIDAY Flex / Hybrid Work-from-home or office Please read before applying: This is not a 9-to-5 role. Candidates who are not comfortable with this expectation should not apply. Qualifications: Licensing Requirements An active Virginia Real Estate License is a hard requirement for this role. Candidates who additionally hold an active Maryland and/or Washington, D.C. real estate license will be strongly preferred, as the client base spans the entire DMV region. What You Bring • Active Virginia Real Estate License (required at time of hire) • 2–3+ years of property management experience, ideally managing portfolios of 75 or more residential doors • Working knowledge of Virginia landlord-tenant law; Maryland and DC regulations are a plus • Proficiency with property management software AppFolio • Excellent communication skills — written and verbal — with a professional, owner-first and tenant-respectful approach • Highly organized, self-directed, and able to manage a high volume of concurrent priorities • Strong judgment and problem-solving skills — you de-escalate situations before they become crises • Valid driver’s license and reliable personal vehicle for property visits and inspections • Comfortable with technology and digital communication tools • Performance bonuses tied to portfolio retention, leasing speed, and owner satisfaction • Commissions on new leases, lease renewals, and portfolio growth milestones • Total estimated annual compensation of at least $100,000 for top performers • Paid time off after six months and federal holidays Compensation: $100,000 - $125,000 yearly
