Your 20% Effort to Get 80% Results: Keeping Economic Occupancy High and ensuring the company is profitable, and continues bringing in steady revenue. Pay Scale Bonus Structure: • $60,000 - $80,000 per year base • $200/month Gas Stipend • 94%+ Economic Occupancy Bonus = $2,000 / month • 92%+ Economic Occupancy Bonus = $1,500 / month • 90%+ Economic Occupancy Bonus = $1,000 / month • 45 Day New Full Home Bonus = $1,000 / month Responsibilities: Accountability : • Weekly all-hands team meetings • Daily sales stand-up meetings • Must update appropriate tracking sheets on time • Complete all ad-hoc tasks as assigned on time Support Training: • Weekly individual check-in meetings with your manager • Upon request and review, we can pay for trainings and books • Introduce you to recourses who can help you solve current issues • What else can we do to support you? Profitability: • Maintain 94% or above Economic Occupancy • Setting rent increases as appropriate at least 2x a year • Oversee and support with evictions when necessary • Escalate for approval on all expenses over $500 • Investor Relations: • Welcome new investors to LDR by building strong relationships with them • Ensure the New Home Checklists are implemented in a timely manner • Send weekly updates until a new home is 100% Full • Maintain a reasonable call back time for calls received on the PM’s Phone Team Management: • Lead, Manage, and Train all all team members ensuring their KPIs are met or exceed • hiring/firing staff, vendors, and contractors as needed • Floating Budget of $500/month for discretionary use (ex: additional help, party, etc.) • Work with the cleaning and lawn care company to make sure checklists are being filled out and • work is satisfactory with evidence Compliance: • File insurance claims when an issue arises and see if through from start to finish • Handle Code or Zoning inspectors and ensure any issues are addressed Qualifications: • 3+ years of experience in property management • Strong understanding of the real estate industry • Proven track record in successfully managing properties • Excellent interpersonal and communication skills • Ability to manage and prioritize multiple tasks effectively Compensation: $60,000 - $80,000 base
