    LifeSouth Community Blood Centers is currently seeking an experienced professional for the Director of Facilities and Asset Management position in Gainesville, FL. This position is responsible for ensuring all corporate and regional facilities staff achieve and maintain a high quality environment that enhances staff productivity and LifeSouth’s image. This position will develop and oversee programs to ensure the functionality, image and quality of LifeSouth’s fleet, facilities and critical equipment.

    Responsibilities include, but are not limited to:

    • Work closely with Corporate Officers and Operations in determining facility, equipment and fleet needs to successfully accomplish organization's mission

    • Assist in identifying properties and buildings for purchase or lease

    • Identify and recommend architects to hire for design and build projects

    • Act as project manager for all Corporate building and remodel projects. Coordinate design and build projects with architect, contractors and appropriate LifeSouth staff

    • Coordinate negotiations and development of contracts associated with asset management (including property leases, service agreements, purchase agreements, etc.) with Corporate Officers and Corporate Counsel

    • Assist Operations in establishing contractual agreements with vendors to provide facility, equipment and fleet services, including evaluating qualifications, providing services required lists and evaluating pricing

    • Coordinate with Corporate departments to qualify vendors prior to hiring, including credit checks, insurance requirements, service provider agreements, payment terms, etc.

    • Administer contracts associated with asset management, including monitoring for compliance by both LifeSouth and the vendor

    • Develop regular maintenance schedules for all LifeSouth buildings and properties, including routine maintenance, inspections and remodeling

    • Develop and evaluate preventive maintenance programs for facilities, fleet and equipment; modify programs as necessary to increase efficiency, service and effectiveness

    • Perform quarterly inspections of buildings, assets and fleet

    • Manage licensing and registration of fleet vehicles and equipment

    • Oversee fleet leasing program. Work with vendor to determine replacement schedules. Work with CFO and vendor to develop appropriate leasing programs for fleet

    • Oversee fleet fueling program

    • Administer the vehicle tracking system

    • Ensure the highest possible rate of service for the entire Bloodmobile fleet, including the planning and implementation of all refurbishments and modifications

    • Develop and operate a computerized maintenance management system to track all maintenance associated with critical equipment, fleet and facilities

    • Assist Operations in developing capital budget requests

    • Work with Vice President of Finance in developing annual capital budget, including providing recommendations for prioritization of project requests and time schedules to the CEO

    • Provide regular updates to Vice President of Finance and CEO on capital budget expenditures, including recommendations for re-prioritization, if necessary

    • Develop and update SOPs related to asset management

    • Coordinate all facility-related activities at Corporate Headquarters, including maintenance, office allocation and work order requests

    • Supervise and direct Headquarters Facilities staff

    Minimum Qualifications:

    • Bachelor’s degree

    • Seven years of project and facility management experience

    • Two years of supervisory experience

    • Valid driver's license. Must also meet and maintain LifeSouth driver's eligibility requirements

    • Other licenses, registrations and certifications may need to be obtained as deemed necessary by supervisor

    • Experience in developing, negotiating, and administering contracts

    • Experience in business writing, report development, and presentations

    • Basic computer skills and experience with computer programs such as MS Office

    • Ability to multi-task and drive multiple projects

    • Ability to work independently and handle multiple assignments concurrently

    • Ability to effectively participate in a stress-filled and time-critical team environment

    • Ability to prepare concise and informative reports

    • Knowledge of general budget and procurement procedures

    • Knowledge of preventive maintenance schedules for buildings and associated large equipment and systems, including HVAC, refrigeration units, lighting, fire suppression equipment and general housekeeping

    • Knowledge of preventive maintenance schedules for vehicles, including large diesel engines

    The ideal candidate will possess:

    • Commercial Driver's License (CDL)
