    We are looking for a Loan Processor/Loan Specialist to manage loan files from application to closing for our Modesto Ops. This is a borrower and lender facing coordination role (not a sales role) focused on keeping files moving, documentation complete, and communication tight across borrowers, loan officers, and wholesale lenders. This is a fully remote, full-time position (US & LatAm-based welcomed). This position is remote in Mexico Responsibilities: • Manage a pipeline of active loan files from intake through closing, tracking status, and next steps in the CRM/pipeline system • Collect, review, and organize borrower documentation (income, assets, credit, property) for completeness and accuracy • Submit loan files to wholesale lenders and respond to underwriting conditions in a timely manner • Communicate with borrowers to request missing documents, provide status updates, and answer non-negotiation process questions • Coordinate with title, escrow, and appraisal vendors to keep closing timelines on track • Maintain accurate, compliant file documentation in line with non-QM lending and investor requirements • Escalate any borrower questions involving rate, term, or loan structure decisions to a licensed loan officer • Update leadership/loan officers on file status, bottlenecks, and at-risk closings • Follow the internal ClickUp workflow and communication SOP for task tracking and status updates DAY-TO-DAY / STRUCTURE OF THE ROLE Daily • Check pipeline for new files and outstanding conditions, request/review borrower documents, submit condition responses to lenders, update file status in the CRM, and respond to ClickUp/Google Chat items per the SOP. Weekly • Full pipeline review with loan officers/leadership, flag at-risk files, bottlenecked conditions, or closings at risk of delay. Per File (Application to Close) • Intake review, document collection, file submission to wholesale lender, condition clearing loop with underwriting, coordination with title/escrow, final closing documentation, and file handoff. Ongoing • Maintain a clean audit trail on every file for compliance purposes; escalate anything borderline on the "processing vs. origination" line to a licensed loan officer rather than handling it directly. Qualifications: Must-Haves • 2+ years of mortgage loan processing experience (non-QM, conventional, or a mix) • Working knowledge of the mortgage file lifecycle: application, disclosures, underwriting conditions, closing • Experience in submitting files to wholesale lenders and clearing underwriting conditions • Strong organizational skills and comfort managing multiple files/deadlines simultaneously • Professional written and verbal English for borrower and lender communication • US-based, authorized to work in the US • Reliable internet and remote work setup; ability to work Pacific Time business hours Nice-to-Haves • Experience specifically in non-QM lending • Familiarity with Go High Level (GHL) or similar mortgage CRM/pipeline tools • Prior experience in a California-based brokerage • Bilingual English/Spanish (C2+) • Familiarity with ClickUp or similar project management tools • Prior NMLS licensure (even if not required for this specific role), a plus for future growth into a licensed position • Full knowledge of Fannie/Freddie/FHA guidelines • Understanding of DTI/Credit Score/LTV's tricks to DU/LP approvals Compensation: $10 - $15 hourly
