    Excel Management Services is looking for a qualified Portfolio Manager candidate to manage multiple condominium and homeowner's associations in Ocean City, MD. Prior experience in condominium association management is preferred but other relevant abilities will be considered. The Portfoloio Manager will provide management, guidance, and leadership to ensure properties in the portfolio align with each association's and Excel's goals. This role requires excellent skills in property management, project management, time management, and customer service. Flexibility in working hours is necessary, including the ability to work nights and handle emergency situations. Responsibilities: Listen attentively to questions and comments while maintaining a professional and composed demeanor at all times. Ensure timely and professional responses to phone calls and correspondence.Effectively manage time to balance multiple projects successfully. Demonstrate exceptional analytical skills in handling various situations that may arise.Stay updated on state regulatory agency statutes, as well as the community's documents, policies, and procedures for each client. Review Association financial reports and assist in developing Annual Budgets.Oversee property improvement and construction projects to ensure they are completed within budget and on time. Supervise front desk, maintenance, and janitorial staff, if applicable.Read and understand financial statements. Prepare annual budgets.Foster professional relationships with the Board of Directors, Unit Owners, residents, and vendors. Conduct and prepare for Board meetings, creating management reports in advance. Qualifications: • Prior experience in Condominium or home owners association management is preferred. • 3+ years of experience in property management or real estate • Proven track record of managing portfolios and exceeding performance goals • Strong financial acumen and ability to create and manage budgets • Excellent interpersonal and communication skills Compensation: $55,000 - $65,000 yearly
