    POSITION: Portfolio Analyst

As a Portfolio Analyst, you will oversee a variety of financial functions, including forecasting, leasing / investment analysis and budgets, and completing ad-hoc portfolio reporting, presentations, and analysis. Working closely with the Vice President, Directors, and Asset Managers within the Portfolio Management Group, you will track market data, construction and operating budgets, sales forecasts, and underwrite deal economics for a variety of lease transactions.     The ideal candidate for this role will be a motivated and enthusiastic professional with some related experience. Additionally, to be a good fit for this opportunity you will have:

    • A bachelor's degree in Finance, Accounting, Business, Real Estate or a similar field.
    • 2+ years of experience in a financial analyst role or similar professional experience preferred.
    • A strong understanding of real estate finance, and ability to create financial reports and analyses.
    • Working knowledge or understanding of Argus, Yardi and Excel modeling.
    • Experience in the real estate, property management or related industry will also be an advantage.
    • Demonstrate a team player mentality, strong learning acumen, and resourcefulness in situations with limited guidance.
    • Proficiency with Microsoft products, especially Excel and PowerPoint.
    • Excellent written and oral communication skills, and strong presentation abilities.
    • The ability to think strategically and ask questions, work with data sets and numbers, and provide thoughtful, detailed analyses.
    • Strong organizational skills with the ability to multitask and manage projects to keep teams on track with deliverables in a high-pressure setting.
    • The ability to work in a fast-paced environment, operate with a strong sense of urgency, and turn in quality work quickly, under strict time constraints.
    • Flexibility and the desire to go above and beyond what is required of you.
    • The ability to learn and understand software quickly.
    • Although we do not anticipate much travel initially, you should be willing and able to travel periodically for training and to visit site locations as needed.


    As a Portfolio Analyst, you will be responsible for the preparation and validation of monthly financial reports, annual budget, quarterly forecasts, and cash flow modeling of data center assets. You will be charged with consolidating information and relaying it back to the portfolio management team and property managers who oversee multiple properties within the region. Between quarters, you'll spend the majority of your time working with asset managers on lease analysis, developing cash flow analysis, tracking construction and development projects, refreshing market data , and tracking leasing activity. At the end of the quarter you will assist with forecasting, budgeting, and reporting, which will include occupancy and variance analysis, capital planning, and redevelopment reports. More specifically, you will:

    • Prepare investment analyses for asset management team on various properties.
    • Assist in presentation of deals, and capital or construction projects to our internal Investment Committee.
    • Track available supply, demand and competitors in various existing and targeted markets.
    • Research and compile market trend, activity and competitor analysis data as needed.
    • Manage the preparation and consolidation of annual budgets, quarterly forecasts, and long term cash flow projections.
    • Generate and review monthly and quarterly reporting packages consisting of financial statements and ad hoc schedules for the region.
    • Create and update financial reports and analysis of data center and mixed-use assets.
    • Maintain and review portfolio databases within the region.
    • Track and analyze leasing statistics within your portfolio
