    CONTINGENT UPON CONTRACT AWARD

    JOB TITLE:  MAINTENANCE/ CUSTODIAL FACILITY MANAGER

    SUMMARY:

    The Lead Maintenance Tech/Facility Manger will ensure the maintenance of machines, equipment and facility, repair and replacement of parts as needed.  Facility Manager shall provide primary and alternate facility management duties for all lodging and lodging support facilities. Supervise special cleaning projects as well as daily cleaning duties in accordance with standard procedures of the housekeeping department for office space and billeting. Supervise the work of a crew of Other Country Nationals to operate cleaning equipment, including automatic floor machines, commercial vacuums, wet mops, large wringers and other necessary equipment, tools, chemicals and supplies.

    RMS WILL BE INSTALLATION SUPPORT SERVICES TO THE UNITED STATES ARMED FORCES IN QATAR AS PART OF THE AFCAP V CONTRACT.

    ESSENTIAL JOB FUNCTIONS:

    • Maintenance of bicycles and bicycle racks, fitness equipment, popcorn machines, arcade machines, microwaves, refrigerators, dehumidifiers in the dormitories, open face coolers located in Recreation Services facilities, and chiller refrigeration units located at Fox Sports Sky Box/Memorial Plaza area and Kasbah/Zink lounges.
    • Maintenance services also include maintenance of washer/dryer appliances at self-service laundry facilities, and all small appliance maintenance/repair.
    • Shall be responsible for the repair and maintenance of chiller refrigeration units located at Fox Sports Sky Box/Memorial Plaza area and Kasbah/Zink lounges.
    • Shall store, assemble, breakdown, remove, deliver, and install equipment, appliances, furniture, and other recreational fitness related items.
    • Shall remove computer panels and properly clean them as necessary so that they are free of dust and dirt.
    • A Maintenance Log shall be maintained to record all service performed weekly and recommendations for parts and supplies.
    • Shall maintain and repair Government owned appliances to at least 95% in working order within each subcategory of entertainment as follows: lodging equipment and machines (e.g. pinball machines, freestanding arcade, popcorn machines, golf simulator, etc.); washing machines and dryers in all laundry facilities; household appliances (e.g. dorm refrigerators, transformers, and dorm dehumidifiers, microwaves etc.) and chiller refrigeration units, dorm furnishings; and fire detection/suppression equipment in Lodging facilities.
    • Shall provide all lodging maintenance activities with the Lodging Warehouse as the centralized location.
    • Shall ensure machines are maintained according to the manufacturer’s recommendations by performing preventive maintenance tasks. Make sure all machines operate safely, are clean and are free of corrosion.
    • Shall be responsible and proactive in the care, custody and protection of the assigned real property facilities and the Real Property Installed Equipment (RPIE) installed in the facilities they provide FM services for.
    • Shall for any given lodging or lodging support facility shall be responsible for replacing ceiling tiles at any height, replace light bulbs, clear clogged and/or smelling drains, cleaning and correcting any small water damage or mildew issues. Ensure that floors have been dry and wet mopped.
    • Ensure all floors are scrub and buff with rotor and other machines.
    • Verify the carpets are vacuumed and carpets are clean and bacteria free.
    • Check to be sure all trash has been transported and dispose of.
    • Scheduled special cleaning of induction units, walls, lighting fixtures, and windows, both inside and outside to be performed.
    • Verify meeting rooms are set up and furniture is in the correct locations.
    • Ensure soiled linens is collected.
    • Assign someone to clean emergency spills that are observed or as requested.
    • Ensure assigned equipment is maintained for cleanliness.
    • Report needed repairs for equipment, furniture, building and fixtures.
    • Plan work schedules to ensure adequate service.
    • Inspect and evaluate physical condition of establishment.
    • Submit recommendations to management for painting, repairs, furnishings, relocation of equipment, and reallocation of space.
    • Must make sure there are periodically inventories for supplies and equipment.
    • Investigate new and improved cleaning instruments and methods.

    EDUCATION & EXPERIENCE: 

    • High School Diploma or equivalent.
    • Have a minimum of 2 years’ experience and shall be able to use basic tools or instruments to repair, diagnose, assemble, adjust, test and calibrate fitness equipment, bicycles, bicycle racks and machines. Previous work experience in an austere OCONUS environment with a multi-national workforce.
    • Shall have knowledge of basic electrical principals and be able to provide knowledgeable, courteous and professional customer service.

    MANDATORY REQUIREMENTS:

    • Must have and maintain an Active Secret Clearance.
    • Valid Driver’s License and be able to operate a vehicle with a manual transmission.
    • Must have a Valid US Passport.

    TRAVEL:   100% in deployed location.
