The Maintenance Administrator drives the data and workflow efficiency of our maintenance department, bridging the gap between field technicians and dispatch. Managing general administrative tasks within AppFolio, you will organize and group service requests, ensure technicians have complete information, and provide management with essential visibility into property performance and maintenance costs. Combine these into a single comprehensive work order to maximize technician efficiency. • Data Integrity: Ensure every work order is correctly categorized by "Issue Type" and "Property" to maintain clean data for long-term trend analysis. • The "Deep Dive": Research unit history in AppFolio. If a resident submits a repeat request, investigate previous work orders and notes to provide the maintenance team with a "brief" on what has already been attempted. • Project Tracking: Use the "Projects" module for large-scale repairs (e.g., roofing, exterior painting). Track milestones, upload contracts/permits, and ensure the project remains organized and separate from daily repair tickets. • Administrative Delegation: Handle specific work orders that are delegated. • Reduction in Work Order "Callbacks" (identifying repeat issues and bringing them to management for review). Qualifications: • AppFolio experience is preferred (specifically Work Orders, inspections, and Reporting). • Detail-Oriented: You notice when a work order is missing a photo or when a technician forgot to log their labor hours. • Confident Communication: Comfortable with talking on the phone, and committed to following through, even if that means following up multiple times. • Proven administrative or coordination experience; real estate or construction industry preferred. Compensation: $17 - $19 hourly
