    Herzog Property Management is seeking a hands-on Maintenance Department Manager / Facilities Manager to oversee multifamily apartment maintenance operations across multiple communities. This is a working manager role requiring both leadership and direct field involvement. This role supports continued service excellence and operational stability across our portfolio.

    Key Responsibilities

    ● Manage daily apartment maintenance operations across multiple properties ● Perform and assist with HVAC, Boiler, plumbing, electrical, and general maintenance repairs

    ● Supervise, schedule, train, and coach maintenance technicians

    ● Oversee work orders, preventive maintenance, inspections, and unit turns ● Coordinate vendors, contractors, and capital maintenance projects ● Assist with maintenance hiring, onboarding, and training

    ● Ensure code compliance, safety standards, and property condition ● Work with property managers to resolve resident maintenance requests

    On-Call & Emergency Maintenance

    ● Participate in an after-hours on-call rotation

    ● Respond to or coordinate emergency maintenance repairs

    ● On-call stipend or additional pay provided

    Travel & Company Vehicle

    ● Company vehicle provided

    ● Gas stipend included

    ● Required travel between Faribault, Owatonna, Austin, and Albert Lea

    Qualifications

    ● Experience in multifamily maintenance, facilities management, or building maintenance

    ● Prior maintenance supervisor or lead technician experience preferred

    ● Strong knowledge of HVAC, boiler, plumbing, electrical, and building systems ● Ability to manage multiple properties and maintenance teams

    ● Valid driver’s license and acceptable driving record

    ● Ability to pass a background check
