    Role Overview

    The Maintenance Supervisor will lead and manage the maintenance team, ensuring high-quality service delivery across all properties. This role involves strategic planning, team development, operational efficiency, financial oversight, and client relationship management.

    Key Responsibilities

    Operational Leadership

    Oversee daily maintenance operations, ensuring timely completion of service requests with a target of resolving all work orders within 7 days.

    Ensuring after hour emergency maintenance operations, ensuring tech to be on site within 1 hour.

    Implement and monitor team utilization rates, aiming for a minimum standard of 90% billable hours.

    Streamline backend billing processes to improve accuracy and reduce processing time.

    Financial Management

    Analyze and understand market conditions, including pricing and payroll trends.

    Maintain labor cost percentages within industry standards, ensuring labor costs do not exceed 30% of the total service cost.

    Obtain multiple bids for projects when necessary and manage projects from inception to completion within budget constraints.

    Project Management

    Define project scope, objectives, and deliverables in collaboration with stakeholder

    Create and manage project documentation, including schedules, plans, and reports.

    Coordinate and communicate with stakeholders, team members, and vendors.

    Monitor project progress and make adjustments as needed to meet goals.

    Identify potential risks and develop mitigation strategies.

    Ensure project deliverables meet quality standards and stakeholder expectations.

    Conduct regular reviews and implement feedback into project processes.

    Provide regular status updates to stakeholders and senior management

    Prepare and present detailed project reports and documentation.

    Team Development

    Coach and support the maintenance team, fostering a culture of continuous improvement and professional growth.

    Conduct regular performance evaluations, providing constructive feedback and development plans.

    Coordinate training programs to enhance team skills and knowledge.

    Client and Stakeholder Engagement

    Upsell additional services to managers and clients by identifying opportunities that add value to their properties.

    Cultivate and maintain positive relationships with business partners, service providers, and clients.

    Collaborate with other departments and leadership to align maintenance strategies with company goals.

    Qualifications

    Proven experience in maintenance supervision or a similar leadership role.

    Strong understanding of property maintenance operations and industry standards.

    Excellent communication, organizational, and leadership skills.

    Ability to analyze financial data and market trends to inform decision-making.

    Proficiency in using maintenance management software and tools.

    Valid driver's license and ability to travel within Ohio as needed.

    Preferred Qualifications

    Experience in property management or working with condominiums and HOAs.

    Knowledge of CAI standards and best practices.

    Certifications in relevant maintenance or safety fields.
