    RPM Beacon is a growing property management firm specializing in residential rentals. We're dedicated to exceptional tenant and owner service, high upkeep standards, and operational efficiency. This new senior role will elevate our maintenance operations and drive portfolio improvements.

    Position Summary

    Lead the in-house maintenance team and oversee all property maintenance and capital projects. Combine strategic oversight, project management, vendor coordination, and owner communication. Report to the Director of Operations and Owner. Ensure safe, cost-effective, value-enhancing properties. Full-time with occasional on-call and travel.

    Key Responsibilities

    Team Leadership: Supervise, mentor, and evaluate team; develop training; manage hiring/discipline.

    Project Management: Plan/execute renovations, turnovers, and improvements (e.g., HVAC, roofing); budgets, timelines.

    Owner Relations: Primary contact for maintenance; prepare proposals, updates, ROI recommendations.

    Vendor Management: Negotiate contracts; vet/onboard vendors; inspect work and resolve issues.

    Preventive Maintenance & Compliance: Implement programs; ensure code/safety adherence; conduct inspections.

    Budgeting: Prepare budgets; monitor costs; identify savings.

    Qualifications

    Experience managing teams, projects, vendors; strong building systems knowledge (HVAC, electrical, etc.).

    Excellent negotiation/communication skills; proficient in property software and Office/Google Workspace.

    Valid driver's license; pass background/drug screening.

    Compensation & Benefits

    Competitive salary: up to $70,000 + Bonus.
