    Status: Reg. Full-Time (Non-Exempt)

    Job Purpose & Position Overview

    The Maintenance/Janitor II will assist with administering routine and preventative maintenance and repair for all Tribal Housing properties. This position will be on a rotating on-call schedule, responding to emergency calls for all eight (8) tribal housing properties. This position will also be responsible for grounds keeping and janitorial duties at all locations.

    Specific Job Duties/Responsibilities:

    Demonstrates the Winnebago Tribe’s core mission, vision, and values

    Will assist team with providing preventative maintenance for all Tribal Housing properties.

    Assist Maintenance team with renovation of Tribal Housing properties and SHR/EHR projects.

    Perform specialized tasks which may require on the job training such as repairing windows, doors, door locks, and installation of counters, cabinets, flooring, and trims.

    Responsible for cleaning and preparing work sites.

    Loading and unloading materials and equipment as needed.

    Responsible for sweeping and clearing debris from all Tribal Housing complexes and entryways.

    Assist with seasonal outdoor work which include mowing, weed whip, and snow removal for Tribal Housing properties.

    Responsible for cleaning and sanitizing all entryways, stairs, and hallways for Tribal Housing properties as assigned by supervisor.

    Required to be able to provide a written report of completed work orders or daily logs.

    Respond to emergent maintenance request as needed, may include evenings, weekends, and holidays.

    Will work closely with local law enforcement when needed to open Tribal Housing unit upon valid requests.

    Must be willing to follow instruction from supervisor and implement delegated tasks.

    Required Qualifications/Skills:

    Must have a valid driver’s license and must be able to meet driver eligibility guidelines.

    Must have a minimum of three (3) years’ experience in all phases of the grounds keeping field.

    Must be of good moral character

    Must be able to work independently

    Must be in good physical health

    Education Preference:

    High School Diploma or G.E.D. is required

    Training Requirements:

    Will attend all trainings as needed or directed by supervisor

    Physical Requirements:

    Heavy office work which includes the ability to lift up to 30-50 lbs.

    Regularly required to walk, stand, and sit for extended periods of time and use hands to operate computer keyboard, phone, and various office equipment.

    While performing daily duties, the employee is regularly required to talk and hear.

    Mental Requirements:

    Reading, writing, calculating

    Above average social interaction skills

    Reasoning/Analysis

    Works with minimal to no supervision

    Language Requirements:

    Must possess the ability to read, write, and speak the English language fluently.

    Must be able to continually and effectively employ professional verbal and written communications skills.
