As our Maintenance Manager, you will be the primary point of contact for owners, tenants, and vendors. From coordinating move-ins and rent collection to handling maintenance requests and ensuring compliance, you’ll play a key role in protecting and growing the value of our properties. You’ll also maintain accurate records, manage Rent Manager data, and support tenant retention initiatives to create a seamless and professional experience for everyone involved. Compensation • Base Salary: $50,000 - $60,000 annually • Benefits: Health & Dental Responsibilities: • Property Manager license is required in Washington, D.C. • Strong knowledge of building systems, facilities operations, and preventative maintenance practices. • Experience coordinating, scheduling, and overseeing property maintenance, inspections, certifications, and repair work orders. • Ability to manage vendor relationships and negotiate service contracts to ensure cost efficiency and quality. • Skilled in conducting property condition assessments, safety audits, and compliance checks with local, state, and federal regulations. • Capable of managing tenant maintenance requests, ensuring timely resolution and high tenant satisfaction. • Proficiency with property management software (e.g., Rent Manager) for tracking maintenance tasks, vendor invoices, tenant records, and compliance documentation. • Strong organizational skills to maintain accurate maintenance logs, inspection reports, and property records. • Ability to lead and supervise maintenance staff, contractors, and vendors effectively. • Experience with budgeting, supply management, and cost-control related to maintenance operations. • Strong communication skills for liaising between tenants, property managers, owners, and service providers. • Problem-solving mindset to address emergency repairs, unexpected maintenance issues, and safety concerns promptly. • Proven ability to support tenant retention efforts through efficient maintenance and quick issue resolution. • Commitment to safety compliance, including immediate correction of unsafe conditions and adherence to OSHA standards. Qualifications: • 2+ years of property management experience preferred (not required). • Familiarity with Rent Manager or similar property management software is a plus. • Strong time management, organizational, and communication skills. • Ability to work independently and collaboratively in a team environment. • Problem-solver with a hands-on, decisive approach. • Property Management licensed in Washington, DC.
