    Position Summary:

    The Maintenance Manager is responsible for overseeing all maintenance operations across the company’s property portfolio, supervising a team of 4-6 maintenance technicians. This role ensures that all properties are maintained to the highest standards for safety, functionality, and appearance, while delivering exceptional service to residents and supporting the overall goals of the property management company. At times, this position may be required to cover or directly perform maintenance technician duties in the field as needed to ensure smooth operations.

    Key Responsibilities:

    Leadership & Supervision

    • Travel required Palm Coast, Palm Bay, Eagle Lake, Orange City, Oviedo/Orlando
    • Directly supervise, train, and evaluate a team of 4-6 maintenance staff, including assigning daily work orders and projects.
    • Develop work schedules, prioritize tasks, and ensure timely completion of maintenance requests.
    • Conduct regular team meetings to communicate expectations, provide training, and reinforce safety procedures.
    • Oversee the transition of newly acquired properties from a construction perspective, coordinating with vendors to ensure all work is completed and properties are brought up to company ownership standards.

    Maintenance Operations

    • Oversee day-to-day maintenance operations including repairs, preventive maintenance, landscaping, janitorial, and turnover of vacant units.
    • Manage and track work orders, ensuring quality control and timely resolution.
    • Implement preventive maintenance schedules for all building systems and equipment.
    • As needed, cover or directly perform maintenance technician duties in the field to ensure smooth operations.

    Vendor & Budget Management

    • Coordinate and oversee work performed by external contractors and vendors.
    • Obtain bids, review proposals, and ensure work is completed to specifications.
    • Assist in developing and managing the maintenance budget, including cost control measures and inventory management.

    Safety & Compliance

    • Ensure all maintenance work complies with local, state, and federal codes and regulations.
    • Maintain OSHA standards, conduct safety inspections, and ensure staff follow proper safety protocols.
    • Respond to property emergencies as needed, including after-hours situations.

    Customer Service

    • Foster positive relationships with residents by responding promptly to maintenance concerns.
    • Work collaboratively with the property management team to ensure resident satisfaction.

    Qualifications:

    • High school diploma or equivalent required; technical or vocational training preferred.
    • Minimum 5 years of property maintenance experience, with at least 2 years in a supervisory role.
    • Strong leadership and team management skills.
    • Broad knowledge of building systems, including HVAC, plumbing, electrical, carpentry, and appliances.
    • Knowledge and/or experience in Construction and Construction Management.
    • Ability to read technical manuals, blueprints, and schematics.
    • Excellent organizational, problem-solving, and communication skills.
    • Proficiency with maintenance management software (e.g., AppFolio, Yardi, or similar) preferred.
    • Valid driver’s license and reliable transportation.

    Physical Requirements:

    • Ability to lift up to 50 lbs, climb ladders, and perform physically demanding tasks.
    • Work in a variety of environments, including outdoors and in inclement weather.
