We are seeking a highly skilled and motivated Maintenance Manager to oversee maintenance operations at The Lido Apartments. This is a long-term leadership opportunity for a professional who takes pride in ownership, accountability, and operational excellence.
This position reports directly to the Community Manager. This position comes with a free onsite apartment.
Position Overview
The Maintenance Manager is the on-site leader responsible for all maintenance operations . This role combines technical expertise, team leadership, vendor oversight, and operational accountability. The Maintenance Manager will manage preventative maintenance programs, oversee building systems, and personally respond to building emergencies when necessary. This position requires sound judgment, strong troubleshooting skills, and the ability to make confident decisions in real time.
Responsibilities
Operational Leadership
Oversee daily work order flow and ensure timely completion
Monitor and maintain minimal work order backlog
Maintain high standards for quality control and workmanship
Keep mechanical rooms and maintenance areas clean and organized
Serve as the primary maintenance authority on-site
Preventative Maintenance & Building Systems
Develop and execute structured preventative maintenance schedules
Oversee core building systems including HVAC, plumbing, electrical, and hydronic systems
Track inspections and maintain required compliance documentation
Proactively reduce emergency repairs through system monitoring and upkeep
Emergency Response
Personally respond to after-hours building emergencies
Diagnose issues and determine whether resolution can be handled in-house or requires vendor escalation
Coordinate licensed vendors for issues outside internal scope
Ensure rapid and professional resolution of urgent building matters
Team Supervision
Lead and supervise on-site maintenance staff
Assign and prioritize daily and weekly tasks
Provide training, coaching, and performance feedback
Maintain safety standards and operational accountability
Partner with the Building Manager on performance evaluations
Vendor & Financial Oversight
Coordinate licensed vendors for specialized repairs and inspections
Review scopes of work and monitor vendor performance
Ensure work meets California compliance standards
Manage preventative maintenance contracts and service agreements
Assist with maintenance budgeting and cost control
Administrative & Systems Management
Utilize property management software (AppFolio, Yardi, or similar platforms)
Ensure accurate documentation and timely closure of work orders
Track inventory and oversee supply ordering
Provide consistent operational updates to the Building Manager
Qualifications:
5+ years of multifamily maintenance experience
Strong leadership skills and a minimum of 3 years of management experience.
Excellent organizational and time management skills.
Strong ability to multitask and prioritize tasks effectively.
Strong mid- or high-rise mechanical systems background
Proficient in using property management software and ticketing systems.
Experience with modern building systems including camera systems, alarms, door call systems, and access control
EPA Certification preferred
HVAC certification preferred
Ability to diagnose maintenance issues and determine appropriate vendors for repairs.
Excellent communication and interpersonal skills, both written and verbal.
Strong troubleshooting and diagnostic skills
Organized, systems-oriented mindset
Ability to lift 50+ lbs and perform physical work as needed
