Maintenance Operations Coordinator The Maintenance Operations Coordinator plays a key role in supporting both maintenance operations and property management within a small, cross-trained team. This position helps keep day-to-day operations running smoothly by coordinating maintenance activities while also supporting standard property management tasks as part of a one-team approach. This role requires flexibility, accountability, and a team-first mindset. Maintenance coordination is the primary focus of the position, but supporting property management functions is an expected and important part of the role. Priorities and workload will be directed by the Maintenance Supervisor to ensure clarity, balance, and effectiveness. Who This Role Is For This position does not require prior maintenance or property management experience. Training will be provided. We are looking for someone who is motivated to learn, grow, and take ownership — not someone who already has all the answers. This role is best suited for someone early in their career who is eager to build skills, take direction, and grow into increased responsibility over time. Please note: This is a full-time, in-office position with a Tuesday–Saturday schedule. Responsibilities: Primary Responsibilities – Maintenance Coordination (Top Priority) • Oversee daily maintenance requests to ensure they are reviewed, scheduled, communicated, and properly closed out • Create and manage daily and multi-day schedules for maintenance technicians • Maintain regular communication with technicians to track job locations, progress, and completion status • Communicate with tenants regarding maintenance scheduling, property access, updates, and expectations • Troubleshoot maintenance requests with tenants when appropriate to help resolve simple issues without dispatching a technician • Identify maintenance issues that are tenant's responsibility and coordinate proper billing when applicable • Ensure technician schedules are organized and prepared at least 48 hours in advance whenever possible • Coordinate with vendors as needed or as directed by the Maintenance Supervisor, including meeting vendors on site when required • Ensure all work orders are properly documented with clear notes, updates, and photos Property Management Support Responsibilities In addition to maintenance coordination, this role also supports property management operations as part of a collaborative team environment. Responsibilities may include: • Assisting with move-in and move-out inspections • Supporting routine and special property inspections • Posting notices at properties when needed • Providing on-site support during busy periods, open houses, or special projects This position is expected to contribute to both maintenance coordination and property management support as part of a one-team approach. Daily priorities and workload direction will be provided by the Maintenance Supervisor to ensure clarity and balance.
