    D.H. Bader Management is seeking a highly organized, execution-focused Operations Manager to support our Maintenance General Manager and oversee the day-to-day coordination of technicians, work orders, and scheduling. This role is critical to the success of the maintenance operation and serves as the operational backbone of the department. The Operations Manager will own scheduling and dispatch, technician coordination, job flow management, and field systems support. This person ensures technicians are fully utilized, work orders are properly routed and documented, and technology tools (including Quickbase) are being used correctly and consistently. D.H. Bader Management offers a comprehensive benefits package that includes: • 401(k) retirement plan • Paid Time Off (PTO) • Health, Dental, and Vision Insurance • Life Insurance coverage • Short-Term/Long-Term Disability Responsibilities: Scheduling, Dispatch & Daily Operations • Own daily and weekly scheduling and dispatch of technicians. • Build technician schedules that maximize billable hours, minimize drive time, and ensure SLA/contract compliance. • Monitor job progress in real time and adjust schedules as needed for emergencies, overruns, and cancellations. • Ensure each technician is consistently scheduled for 40+ billable hours per week. • Assign work orders to the appropriate technicians based on skillset, location, and priority. • Coordinate subcontractors for overflow, specialty trades, and time-sensitive jobs. • Serve as the central point of contact between technicians, the GM, and property managers for daily execution. Technician Support & Field Enablement • Support technicians with all technology tools (Quickbase, mobile devices, job slips, time tracking, photos, documentation, etc.). • Assist with onboarding new technicians and training them on systems, workflows, and expectations. • Troubleshoot real-time issues related to mobile apps, work orders, and job documentation. • Ensure technicians are properly completing job slips, notes, photos, materials, and time entries. • Reinforce step-by-step workflows and compliance with operational procedures. Workflow, Quality Control & Reporting • Monitor open work orders, aging jobs, and backlog. • Review work orders daily for accuracy, completeness, and readiness for billing. • Flag issues, inefficiencies, or training needs to the General Manager. • Track technician utilization, schedule adherence, and job completion trends. • Support field audits, inspections, and follow-up tasks directed by the GM. Administrative & Cross-Functional Support • Coordinate with the virtual admin on job setup, documentation, and customer communication. • Assist with subcontractor scheduling, insurance tracking, and work order distribution. • Support the estimating and proposal process through job scoping coordination and data gathering. • Maintain organized operational records. Qualifications: • 3+ years in operations, dispatch, field services, facilities, construction, or property maintenance environments. • Proven experience building and managing technician schedules. • Strong comfort with field service software (Quickbase, ServiceTitan, Jobber, Housecall Pro, or similar). • Experience supporting technicians with mobile apps, tablets, and workflow tools. • Highly organized, calm under pressure, and execution-driven. • Strong communication skills with both field and office teams. Compensation: $50,000 - $60,000 yearly
