    The Maintenance Project Manager is responsible for driving the daily workflow of a group of properties to a positive outcome for RDE client relationships. A successful Maintenance Project Manager is required to drive throughout the DFW several times a week. Must effectively communicate with tenants, established vendors, owners, and other associates in a common-sense manner that drives effective and positive results in the following areas.

    Responsibilities:

    Interact with residents in a professional and courteous manner and work collaboratively with team members.

    Responsible for lease enforcement Responsible for coordinating and completing City inspections

    Responsible for managing the security deposit return process to completion

    Responsible for managing the virtual assistant vendors

    Responsible to create and assign internal or external resources to service requests based on company guidelines

    Assist in the coordination and tracking of maintenance operations plans

    Support the Portfolio Manager and Property Managers in any other task that may be needed.

    Inspect properties, develop detailed scopes of work, prepare accurate project estimates, and manage each project within budget while overseeing all phases through completion.

    Serve as the primary point of contact for clients by providing regular project updates and reports while facilitating on-site meetings, walkthroughs, presentations, and key decisions.

    Attend court hearings as needed to support property managers, presenting provided documentation accurately and confidently to help achieve favorable outcomes.

    Utilize support from Virtual Assistants to maintain accurate inspection documentation, coordinate vendor visits, and ensure timely and accurate invoice review and processing.

    Support the development of maintenance operations plans and oversee their implementation at properties, performing onsite inspections and collaborating with office staff to ensure all administrative and back-office processes are properly managed.

    Qualifications and Experience: Required to hold a current TX Driver's license, with a clean driving record

    Experience preparing construction or maintenance project estimates.

    Experience using property management software such as AppFolio is a plus.

    Minimum of one-year previous experience in either the single-family or multi-family rental industry

    Ability to manage confidential information in a professional manner

    Excellent oral and written communication skills

    Ability to comfortably navigate innovative technology. Proficiency with the Microsoft Office suite including Outlook, Work and Excel required.

    Meticulous and able to effectively manage multiple projects simultaneously in a fast-paced work environment

    Strong organizational, leadership, and communication skills, able to meet goals and deadlines without sacrificing quality.

    Education: Some College, preferred Fully bilingual (written, spoken, and reading comprehension in English and Spanish)
