    What You’ll Be Doing: The Epic Mission

    As a Maintenance Supervisor, you’ll lead a dedicated team and ensure every detail is addressed. Here’s your mission:

    Leading with Vision: Hire, train, and mentor a high-performing maintenance and grounds team, fostering a culture of excellence and teamwork. You’ll assign tasks, provide hands-on support, conduct performance evaluations, and inspire your team to deliver their best.

    Driving Operational Excellence: Partner with the Community Manager to align on property goals, ensuring work orders are resolved within 24 hours and unit turns are market-ready to minimize vacancy. You’ll oversee daily, monthly, and seasonal maintenance schedules, including preventive plans, using the RealPage property management system for real-time tracking and accountability.

    Mastering Technical Challenges: Lead and perform repairs in HVAC, plumbing, electrical, and light-level carpentry with expertise. Conduct regular inspections of interiors, exteriors, and systems like pools and fire safety, ensuring compliance with OSHA, EPA, Fair Housing, and Axia Residential standards, projecting consistency to build trust.

    Enhancing Resident Satisfaction: Deliver exceptional service with a resident-first mindset, addressing maintenance concerns promptly and professionally. Collaborate with leasing and management teams to support move-ins, renewals, and a community vibe that creates raving resident fans and word of mouth satisfaction!

    Optimizing Resources: Source and supervise supplier partners, maintain efficient inventory control, and track maintenance costs to support budget goals. Your strategic decisions will require sound cost management principles, balancing quality and efficiency while satisfying the resident.

    Championing Safety and Compliance: Ensure your team adheres to safety protocols, maintaining meticulous records of inspections, certifications, and incident reports. Keep work areas OSHA-compliant and respond to after-hours emergencies on a rotating on-call basis, ensuring peace of mind.

    Boosting Financial Performance: Look at data from our property management system to find ways to save money or boost income. Share updates with leadership so everyone stays on the same page and focused on meeting our financial goals.

    Fostering Collaboration: Work closely with the office team to keep show units presentable and move-ins seamless, creating a cohesive team dynamic that drives Axia’s mission forward.

    What You’ll Need to Shine: The Toolkit

    To excel in this rewarding quest, you’ll need a high school diploma or equivalent and 4+ years as a Maintenance Technician or higher in the apartment industry. Managerial experience is required.

    HVAC certification (EPA Section 608 Type I and II or Universal, to be obtained within 90 days if required) and hands-on expertise in plumbing, electrical, carpentry, pool maintenance, and interior repairs.

    A resident-focused mindset from residential/commercial property management, hospitality, or retail, backed by an ability to connect with residents and team members.

    Strong communication skills, both oral and written, to inspire teams and resolve issues.

    Tech-savvy skills with RealPage/OneSite, Microsoft Office, and internet fluency to help streamline operations.

    Knowledge of federal and state apartment housing laws to ensure compliance and confidence.

    Physical stamina for prolonged standing, walking, climbing, stooping, kneeling, and lifting up to 50 pounds, as well as frequent handling of materials and equipment.

    A valid driver’s license, good driving record, auto insurance, and reliable transportation (if operating vehicles like golf carts, location-dependent).

    A smartphone with updated, password-protected software to perform job tasks securely.

    Flexibility to work any assigned shift, including weekends, and respond to after-hours emergencies when on-call, with a contact number provided to your manager.
