    Tesoro Group is seeking an experienced Property Manager to join one of our long-term client's team at (1) of their properties in Denver, CO (80205). The ideal candidate will have 3-5 years’ experience in hands-on maintenance (and at least 2 years in a lead or supervisory position), strong organizational skills and someone that will lead by example. Experience with Advanced knowledge in carpentry, plumbing, electrical systems, and general repair. HVAC, CPO and EPA experience is required, certifications are preferred. This role is contract to hire (90 days before conversion) or can go direct hire with the right candidate.

    This role will be working with (1) community that was built in 2004, 122 income restricted units/4 stories.

    Salary: $30-$33/hour DOQ

    Schedule: Weekly schedule: M-F 830am-5pm. This role is contract to hire (90 days before conversion) or can go direct hire with the right candidate.

    As a Maintenance Supervisor, you will be responsible for the general appearance and maintenance of the physical property as well as leading the maintenance staff.

    Responsibilities and Job Duties:

    • Train, direct, motivate, and assist site maintenance personnel and other staff as assigned
    • Monitor property for any repairs or replacements that may arise
    • Complete work requests for common areas and apartment units
    • Perform preventative maintenance on property
    • Assess and repair appliances as needed
    • Assist in preparing vacant units ready for new residents
    • Occasional on-call duties
    • Create and maintain a safe work environment
    • Completes resident service request in a timely manner.
    • Supervises and manages onsite maintenance team.
    • Has knowledge of various maintenance functions including and not limited to plumbing, air conditioning, heating, general carpentry skills, appliance, electrical, painting, caulking, snow removal, scheduling, and life safety issues.
    • Maintains grounds, pools/ hot tubs, common areas, and dog parks to keep them clean, free of trash, debris, and other safety issues.
    • Performs on-call emergency procedures as required.
    • Reports any maintenance issues that affect the budget such as life safety, vacant repairs, property damages, and common area needs to the manager.
    • Schedules and performs preventative maintenance and records such activities.
    • Is knowledgeable of state, local, and federal housing laws, codes, policies, and systems regarding maintenance.
    • Provide superior customer service and represent the company in a professional manner at all times.

    Qualifications and Experience:

    • 3-5 years’ experience in hands-on maintenance (and at least 2 years in a lead or supervisory position), strong organizational skills and someone that will lead by example.
    • Advanced knowledge in carpentry, plumbing, electrical systems, and general repair
    • HVAC and EPA experience preferred
    • CPO certification preferred
    • Hands-on working knowledge of typical apartment maintenance tasks is required.
    • Associates must have valid driver’s license and access to reliable transportation.
    • Be able to pass a background check and drug test before employment.
