    Position Summary: We are seeking a hands-on, detail-oriented Maintenance Supervisor / Property Manager to oversee the daily operations, maintenance, and overall performance of a residential apartment communities. Position will cover various apartment communities based in Raleigh but require travel in company vehicle or personal to locations within 1-2 hour drive from Raleigh. This dual-role position combines leadership in property management with technical oversight of maintenance functions to ensure a safe, clean, and well-maintained living environment for residents.

    Key Responsibilities:

    Property Management Duties:

    Oversee day-to-day operations of the apartment community

    Manage leasing activities, including showings, applications, and renewals

    Respond to resident inquiries, concerns, and service requests in a timely and professional manner

    Enforce lease terms, community policies, and local housing regulations

    Maintain accurate records, reports, and budgets

    Coordinate vendor services and negotiate contracts as needed

    Monitor occupancy rates and implement strategies to maximize retention

    Maintenance Supervision Duties:

    Supervise and perform routine and emergency maintenance repairs (plumbing, electrical, HVAC, carpentry, etc.)

    Schedule and prioritize work orders to ensure timely completion

    Conduct regular inspections of units, buildings, and grounds

    Ensure compliance with safety standards and preventative maintenance programs

    Manage inventory of tools, equipment, and supplies

    Coordinate with external contractors for specialized repairs

    Train and lead maintenance staff (if applicable)

    Qualifications:

    High school diploma or equivalent (Associate’s or Bachelor’s degree preferred)

    3+ years of experience in property management and/or maintenance supervision

    Strong knowledge of building systems (HVAC, plumbing, electrical)

    Excellent communication and customer service skills

    Ability to multitask and handle emergencies efficiently

    Familiarity with property management software

    Valid driver’s license (may be required)
