American Community Management is hiring a hands-on Maintenance Technician to help keep our communities safe, functional, and sharp-looking. This is a generalist role for someone handy across a wide range of property upkeep — the kind of person who can patch drywall in the morning, repair a fence after lunch, and hang new community signage before the day ends. You'll be a visible part of how our communities look and feel. We value craftsmanship, follow-through, and reliability — and we back our team with the tools, training, and respect the work deserves. This full-time role offers a competitive starting rate of $24-$26 per hour, along with a comprehensive benefits package that includes: • 401(k) plan with employer match • Medical, Dental, and Vision insurance • Life insurance • Short-Term and Long-Term Disability coverage Responsibilities: • Complete general maintenance and repair work orders across our community properties • Patch, sand, prime, and paint interior and exterior surfaces — drywall repair is a regular part of the job • Repair and replace fencing (wood, vinyl, chain link) and related hardware • Install and replace community signage, posts, and mounting hardware • Perform light electrical work — outlets, switches, fixtures, GFCI replacement • Tackle minor exterior repairs — trim, siding patches, gutters, railings, gates, hinges, and locks • Dig as needed for post installations, drainage, irrigation lines, and small site work • Conduct routine inspections and preventive maintenance • Respond to emergency maintenance requests as needed • Keep your work area, vehicle, and tools clean, organized, and safe Qualifications: • Prior experience in property maintenance, handyman work, construction, or a skilled trade • Solid hands-on skills with drywall, paint, carpentry, and exterior repair • Comfortable with shovels, post-hole diggers, and the physical side of the job • Light electrical knowledge — confident swapping fixtures and devices safely • Ability to diagnose problems and figure out the right fix without constant supervision • Strong attention to detail and pride in finished work • Dependable, punctual, and good with residents and teammates • Valid driver's license and reliable transportation required • Able to lift 50+ lbs and work outdoors in varied weather Compensation: $24 - $26 hourly
