As a Maintenance Technician, you are a hands-on problem solver and key contributor to the property’s success. Your role is to ensure all apartments, amenities, and common areas are safe, functional, and well-maintained. You will complete resident service requests, prepare vacant units for move-in, and support the overall preservation and performance of the asset.
This is a hands-on position where timely repairs, quality work, and professionalism directly influence resident satisfaction, turnover timelines, and net operating income. You’ll work closely with the Maintenance Supervisor, Property Manager, and broader team to improve property performance, enhance resident experience, and ensure the community meets Axia’s operational and aesthetic standards.
Required Skills:
Heating, ventilation, and air conditioning (HVAC) certification is required.
Certified Pool & Spa Operator (CPO) certification is required
Working knowledge of electrical, HVAC, plumbing, carpentry, pool maintenance, locks, and inventory control.
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Ability to write routine reports and correspondence and ability to speak effectively with tenants one-on-one and problem solve.
Key Responsibilities:
Resident Service & Repairs
Complete service requests with professionalism and urgency, aiming for 24-hour resolution
Troubleshoot and repair issues related to HVAC, plumbing, appliances, carpentry, doors, locks, and electrical systems
Communicate clearly with residents about repair timelines and completion
Provide courteous, high-quality service that reflects Axia’s standards
Unit Turns & Preventative Maintenance
Inspect and prepare vacant units for new resident move-in, completing punch lists and repairs as assigned
Perform preventive maintenance on HVAC systems: replace filters, clean coils, and diagnose basic system issues
Paint or touch up walls, trim, and surfaces as needed to meet move-in standards
Complete appliance repairs or replacements for stoves, ovens, dishwashers, refrigerators, washers, and dryers
Common Areas, Amenities & Grounds
Maintain and repair common areas, amenities (pools, fitness centers, dog parks), and building systems
Help with trash pickup, breezeway cleaning, pressure washing, and minor landscaping support
Ensure tools and materials are stored securely and that the shop is clean and organized
Participate in seasonal and emergency preparation, such as freeze or storm readiness
Compliance, Safety & Inventory
Operate tools and equipment safely; follow OSHA, Fair Housing, and Axia safety protocols
Accurately track parts usage and inventory; notify leadership of supply needs
Maintain knowledge of property policies, emergency procedures, and applicable regulations
Ensure use of personal protective equipment (PPE) and promote a safety-first mindset
Report unusual property conditions or resident-related concerns promptly
Team Collaboration & Emergency Response
Collaborate with the Maintenance Supervisor on daily priorities and long-term repairs
Participate in the on-call rotation and respond to after-hours emergencies when required
Attend required training and pursue certifications relevant to the position (EPA, pool, etc.)
