Maintenance Tech

As a Mobile Home Maintenance Tech, you will oversee the maintenance, repair and overall physical condition of a manufactured housing community assisting with operations and the overall appearance of our community making sure it is in great shape. You will handle repairs, keep track of budgets to keep homes and common areas (landscaping, clubhouses, pools, etc.) in high-quality condition, property inspections, and follow safety standards keeping our community in compliance.
What You Will Do:
Lead the maintenance team – Supervise and support a skilled crew across one or more communities.
Coordinate daily operations – Oversee daily work orders, including electrical. Plumbing, HVAC, carpentry and appliance repair in both vacant and rental homes.
Preventive Maintenance: Create and execute schedules for routine maintenance to prolong the lifespan of community equipment and infrastructure.
Make Ready Process - Coordinate the rehabilitation and cleaning of vacant mobile homes to prepare them for new residents.
Stay on budget – Develop and follow maintenance budgets while monitoring spending.
Inspect and maintain the community – Oversee preventative maintenance schedules, conduct property inspections, and ensure everything runs smoothly.
Foster strong relationships – Work with residents, team members, and vendors to create a well-maintained, welcoming environment.
Emergency Response - Handle after-hours emergency calls
Ensure compliance and safety – Follow policies and company, local, state, and federal guidelines.
Tackle special projects – Assist with additional responsibilities and property improvements as needed.
What You Bring to the Team:
Strong leadership skills – Experience in managing, training, and motivating a maintenance team.
Technical expertise – Knowledge of electrical, plumbing, painting, masonry, carpentry, and HVAC systems,
Problem-solving abilities – Able to handle emergencies and high-pressure situations confidently.
Dependability and flexibility – Available for emergency repairs when needed. Ability to lift up to 50 lbs., walk long distances, climb ladders and work outdoors in various weather conditions.
Ability to perform physical tasks – Able to climb up to 40 feet, lift heavy objects, distinguish colors, and work in various conditions.
Qualifications:
High school diploma or equivalent
Two years of experience in facility/property maintenance
Skilled in using hand tools and power tools safely (lockout/tagout process)
Carpentry or home rehab skills
Maintain SDS logs for all chemical storage and hazardous material
Pool Certification, HVAC (EPA Type I and II or Universal Certification)
