The Maintenance Technician is responsible for performing a wide variety of maintenance, repair, and service duties to ensure the community is safe, functional, attractive, and well-maintained. This position supports both resident satisfaction and community operations by addressing maintenance requests promptly, performing preventative maintenance, and assisting with community infrastructure projects.
Key Responsibilities
Resident Home & Community Maintenance
Perform routine repairs and upkeep on manufactured homes, including plumbing, electrical, HVAC, carpentry, painting, and appliance work.
Complete work orders efficiently, maintaining a high standard of quality and customer service.
Conduct move-in and move-out inspections; prepare vacant homes for occupancy.
Assist residents with maintenance concerns in a professional and courteous manner.
Community Infrastructure & Grounds
Maintain community common areas, including warehouse facilities, roads, and landscaping.
Perform seasonal tasks such as snow removal, lawn care, and irrigation maintenance.
Inspect and maintain utility systems, including water, sewer, and electrical connections.
Identify and report safety hazards or property damage to management promptly.
Preventative & Emergency Maintenance
Carry out scheduled preventative maintenance to reduce downtime and costly repairs.
Respond to emergency maintenance calls as needed, including nights and weekends.
Ensure maintenance tools, vehicles, and equipment are kept in safe operating condition.
Qualifications
High school diploma or GED required; technical or trade school certification preferred.
2+ years of experience in property maintenance, facility repair, or a related trade.
Knowledge of residential systems: plumbing, electrical, HVAC, and carpentry.
Prior experience with power tools and heavy equipment needed
Valid driver’s license and reliable transportation required.
Ability to lift and move 50 lbs., work outdoors in various weather conditions, and perform physical tasks.
Strong problem-solving skills, attention to detail, and ability to work independently.
Excellent communication and customer service skills.
Previous experience working in a manufactured housing community or multifamily property preferred.
Basic computer or mobile app proficiency for work order tracking.
Work Environment
This position requires both indoor and outdoor work, frequent interaction with residents and vendors, and occasional after-hours emergency response. The Maintenance Technician plays a vital role in maintaining a safe, clean, and welcoming community for all residents.
