Responsibilities Maintenance and Repair:
Perform routine maintenance tasks, including but not limited to plumbing repairs, electrical repairs, HVAC maintenance, appliance repairs, and general carpentry work.
Diagnose and troubleshoot issues reported by residents or identified during routine inspections.
Conduct preventative maintenance tasks to ensure the long-term functionality and safety of the property.
Respond to emergency maintenance requests promptly and efficiently, addressing issues such as leaks, power outages, and HVAC failures.
Maintain accurate records of maintenance activities, including work orders, materials used, and repairs conducted.
Assist with other projects when requested.
Safety and Compliance:
Ensure compliance with all applicable building codes, health and safety regulations, and company policies.
Conduct regular inspections of the property to identify potential safety hazards and maintenance needs, taking appropriate action to address them.
Maintain an inventory of necessary supplies, tools, and equipment, ensuring they are properly stored and maintained.
Resident Relations:
Provide excellent customer service to residents, addressing their maintenance requests promptly and professionally.
Communicate with residents regarding maintenance schedules and updates, ensuring they are informed and satisfied with the resolution of their issues.
Foster positive relationships with residents, addressing any concerns or complaints with empathy and efficiency.
Contribute to creating a welcoming and comfortable living environment for residents through timely and quality maintenance services.
Attend resident events when requested.
Team Collaboration:
Collaborate with other members of the maintenance team to ensure efficient operations and timely completion of tasks.
Assist and support other technicians when needed, sharing knowledge and expertise to enhance the team's performance.
Communicate effectively with team members and management, providing updates on ongoing maintenance activities and any potential issues.
Professional Development:
Stay updated on industry best practices and technological advancements in maintenance and repair to enhance efficiency and effectiveness.
Seek opportunities for professional development and training to expand knowledge and skills in various maintenance areas.
On Call:
All Service Techs will be required to rotate after hour emergency calls per their schedule.
Must respond to emergency calls immediately when “on-call”.
Must respond to resident after hours regarding emergency maintenance phone calls.
Other:
Must have reliable transportation, a valid driver’s license, and auto insurance.
Must be physically able to perform the job duties.
Qualifications
High school diploma/GED or equivalent
At least 2 years of maintenance experience
Knowledge of heating and air conditioning units, plumbing systems, and electrical systems
Advanced understanding of maintenance equipment, procedures, and techniques
Available to be on call and respond to maintenance requests on nights and weekends
Excellent work ethic, communication skills, time management skills, and attention to detail
