Essential Duties and Responsibilities
Perform routine maintenance and repairs on facility systems, including plumbing, electrical, HVAC, and mechanical equipment
Conduct regular inspections of the building, grounds, and equipment to identify safety hazards and maintenance needs
Respond promptly to maintenance requests from staff and residents
Ensure resident rooms and common areas are safe, clean, and in good repair
Maintain outdoor areas, including landscaping, walkways, parking lots, and lighting
Test and maintain safety equipment (fire alarms, smoke detectors, emergency lighting, call systems)
Assist in preparing resident rooms for new admissions and discharges
Perform preventative maintenance according to facility schedules
Ensure compliance with local, state, and federal regulations, including North Carolina assisted living requirements
Maintain maintenance logs, work orders, and inspection records
Coordinate with outside vendors and contractors as needed
Assist during emergency situations (power outages, severe weather, evacuations, etc.)
Follow infection control and safety procedures at all times
Qualifications
High school diploma or equivalent required
Previous maintenance experience (healthcare or residential setting preferred)
Basic knowledge of plumbing, electrical, HVAC, and general repair
Ability to operate maintenance tools and equipment safely
Strong problem-solving and organizational skills
Ability to work independently and prioritize tasks
Good communication skills and ability to interact respectfully with elderly residents
Physical Requirements
Ability to lift, push, or pull up to 50 pounds
Frequent standing, walking, bending, and climbing
Ability to work indoors and outdoors in varying conditions
Work Environment
Assisted living facility setting
Exposure to cleaning chemicals, maintenance tools, and outdoor weather conditions
May be required to work weekends, evenings, or be on-call for emergencies
Compliance & Special Requirements (North Carolina Focus)
Must comply with North Carolina Department of Health and Human Services (NCDHHS) regulations for assisted living facilities
Subject to criminal background check and drug screening
Must follow OSHA safety guidelines and infection control protocols
Participation in fire drills, disaster preparedness, and emergency response procedures required
Preferred Skills (Optional Section)
HVAC certification or trade certification
Experience in long-term care or assisted living facilities
Knowledge of life safety codes and fire systems
