  • Responsibilities

    The Service Technician follows directives from either the Service or Community Manager to carry out preventive and maintenance tasks for the apartment community and its residents. They adhere to set policies and operational procedures. If the Service or Community Manager is unavailable, they will take guidance from the Assistant Community Manager.

    REPORTS TO: Service Manager or Community Manager

    The essential functions of the Service Technician are as follows:

    • Maintains a professional demeanor and appearance, adhering to company standards in conduct, attendance, and personal presentation. Demonstrates the core values of the company through actions.
    • Executes daily maintenance tasks to ensure the maintenance and longevity of buildings, fixtures, and equipment. Undertakes physical repair tasks as needed.
    • Conducts routine maintenance repairs, encompassing basic carpentry, floor repairs, window/glass repairs, plumbing, electrical work, and other relevant repairs.
    • Undertakes physical tasks to address urgent situations like sewer backups or water flooding in apartments, ensuring prompt resolution and cleanup. Takes responsibility for mopping up water and clearing debris to restore affected areas to their original condition.
    • Documents observed deficiencies within the building, detailing specific issues, their locations, and recommendations for addressing them, and submits these reports to the Community Manager. Reports instances of substandard housekeeping or unit damage while performing corrective maintenance tasks.
    • Recognizes the financial implications of job responsibilities and adjusts actions accordingly.
    • Executes preventive maintenance tasks as needed and keeps detailed logs of preventive maintenance activities.
    • Collaborates with contractors to execute significant repairs and enhancements on the property.
    • Ensures that equipment and supplies on the property are maintained in optimal condition.
    • Takes charge of snow removal from walkways, steps, breezeways, and other communal areas during and after snow or ice storms. Applies Ice Melt and other substances to prevent slips and falls.
    • Maintains detailed records of maintenance services rendered, equipment inventory, operating manuals, general inventory, and warranties on equipment and appliances.
    • Reports any damage to shrubbery, fencing, or flowers on the grounds.
    • Delivers exceptional customer service.
    • Demonstrates proficiency in understanding and adhering to safety precautions outlined in Material Safety Data Sheets (MSDS) for all hazardous materials used in performing job duties.
    • Undertakes additional duties as assigned or as deemed necessary.
