Job Summary

Responsibilities
Tackle repairs and maintenance: Diagnose issues, make necessary repairs, and ensure all work meets safety standards, company policies, and code requirements.
Get homes move-in ready: Complete the “make-ready” process for vacant units — from gathering supplies to performing maintenance and inspections — so every new resident feels at home.
Keep our community looking great: Help maintain the grounds, common areas, and amenities by cleaning, pressure washing, painting, and removing debris.
Be resourceful: Support cost-saving efforts by repairing instead of replacing parts when possible, and using materials and tools efficiently.
Stay organized: Follow procedures for checking out and returning tools and supplies, and keep your supervisor informed about re-ordering needs.
Ensure quality and compliance: Assist with property inspections and turnover work to meet Housing Authority and Housing Commission standards. Document work (including move-in assessments) in AppFolio with photos.
Prioritize safety: Report safety hazards, injuries, or equipment malfunctions right away, and practice safe work habits at all times.
Follow the rules: Ensure compliance with company policies and regulations, including Fair Housing and the Americans with Disabilities Act.
Respond to emergencies: Be ready to assist immediately with urgent issues like fires, floods, or other emergencies.
Be reliable: This is an essential position — your presence helps us keep our residents and property safe and cared for.
Qualifications
At least 3 years of experience in property maintenance or comparable experience in the construction trade
Valid California Driver's License
Good Driving Record
Reliable Transportation
Ability to be insured on Company Vehicle Insurance and/or has vehicular insurance for owner vehicle
Experience in maintaining residential and commercial properties
Ability to analyze and understand maintenance service requests
Ability to communicate effectively: verbal and written
Safety conscious
Preference for detail work
Ability to work well under pressure
Self-motivated and self-directed
Ability to work without direct supervision
Hands-on maintenance skills including plumbing, electrical, general carpentry, HVAC, appliances, pools, etc.
Availability to be on-call to address any emergencies
A positive attitude, and the desire to learn and develop your skills
Superior customer service and verbal communication skills
Able to work both independently and as a member of a team
Basic computer knowledge, Windows (Word, Excel) internet and e-mail
