    POSITION SUMMARY

    A make ready specialist is responsible for preparing vacant rental units for new tenants. This may involve drywall installation and finishing, painting, repairing, and ensuring all appliances, plumbing, and electrical systems are in working order before a new resident moves in. The specialist ensures the unit meets the property management standards for occupancy.

    ESSENTIAL DUTIES AND RESPONSIBILITIES

    • Repairs: Applicant must have excellent sheetrock skills: hanging, taping, floating, texturing. Quality painting skills will be necessary.
    • Appliance Maintenance: Ensuring appliances like refrigerators, ovens, and dishwashers are functioning properly. Understanding simple parts replacement is required.
    • Plumbing and Electrical: Addressing minor plumbing issues (like replacing faucets and installing toilets) and beginning level electrical issues (like replacing switches and receptacles) will be expected.
    • Final Inspections: Conducting final checks to ensure the unit is move-in ready and all work (standard and custom) is complete and meets quality standards.
    • Maintaining Property Standards: Ensuring the unit (interior and exterior) is presentable and meets the property's standards for occupancy.
    • Inventory Management: Keeping track of necessary supplies and tools for make-ready tasks and communicating materials requests to the supervisor.

    Essential Skills and Qualifications:

    • Necessary Skills:
      • Excellent sheet rock skills
      • Excellent painting skills
      • Basic finish carpentry skills (Door trim, baseboard, base shoe)
    • Additional abilities that would be helpful:
      • Basic plumbing skills (sink drains, faucets, toilet replacement)
      • Elementary electrical skills (replacing receptacles and switches)
    • Qualities that will be expected:
      • Attention to Detail: Ensuring a high standard of work, quality and completeness
      • Time Management: Prioritizing tasks and managing time effectively to meet deadlines. Understanding workflow.
      • Problem-Solving: Identifying and resolving minor issues independently based on the understanding of our standards
      • Customer Service: Interacting professionally with residents and other team members.
      • Experience: Previous experience in drywall installation, painting and construction is necessary. This is not an entry level position.
      • Tools and Equipment: Familiarity with common hand tools utilized by the trades mentioned is mandatory.
      • Ability to Learn: The expectation to learn and grow is part of our culture. You will be expected to take advantage of learning, participate in company provided training, and apply the things you learn.
      • Basic computer skills: You will be expected to be able to learn basic computer skills to utilize our workflow and time management software.
      • Language Ability: Ability to communicate effectively speaking the primary language of the residents.

    ** Educational Requirements and Experience** :

    • High School Diploma or Equivalent.
    • Must have basic technical knowledge and mechanical ability to perform routine maintenance and repair on mechanical and electrical equipment and possess a basic knowledge of construction principles.
    • Qualified candidates will bring to the team an above average proficiency in at least one specific area: Plumbing, Carpentry, Sheetrock, HVAC or Electrical.
