The Virtual Marketing Manager (Social Media content management) is responsible for turning the company’s expertise, client stories, community authority, and educational content into consistent, measurable marketing that creates leads, warms referral relationships, supports sales conversations, and strengthens brand trust. This is not a basic posting assistant or Canva-only social media role. This is a strategic execution role for a specialized real estate and senior-transition platform. The right candidate must understand how to create marketing for two connected audiences: • B2C prospects: seniors, adult children, families, executors, trustees, and homeowners who may need help downsizing, selling a long-time home, coordinating repairs, managing belongings, or solving a complicated transition. • B2B referral partners: estate attorneys, elder-law attorneys, financial advisors, senior communities, placement agencies, care professionals, churches, civic organizations, fiduciaries, and other trusted advisors. The Virtual Marketing Manager will manage social media, repurpose video content, edit short-form and long-form video, build email campaigns, support webinar creation and promotion, organize content calendars, create lead magnets and nurture sequences, and help make Swick Real Estate Group and Downsize Allies known as the trusted authority for downsizing, complex home transitions, and seller-focused real estate solutions. Downsize Allies is a specialized transition, concierge, capital, project-management, and support platform serving seniors, families, executors, trustees, and homeowners facing complex moves or property transitions. The company’s message is broader than traditional real estate: We handle the house and everything else. Marketing must position the organization around clarity, control, and confidence through the SureSteps process, while carefully communicating the relationship between brokerage services, transition support, vendor coordination, and capital-based options. This position is remote in the Philippines. Responsibilities: Social Media Management • Create and manage a weekly/monthly content calendar for Facebook, LinkedIn, Instagram, YouTube, and other approved platforms. • Post content that supports both B2C sellers/downsize prospects and B2B referral partners. • Create content pillars around downsizing education, seller strategy, senior transitions, estate/probate issues, before-and-after project stories, referral partner education, videos from Denise, client success stories, and authority-building insights. • Repurpose long-form content into posts, reels, carousels, short captions, long-form LinkedIn/Facebook posts, and email content. • Maintain a consistent brand voice: expert, empathetic, direct, protective of client equity, and action-oriented without being pushy. • Monitor engagement, comments, messages, and opportunities for follow-up or referral conversations. • Create simple monthly reporting on platform growth, engagement, top-performing topics, and lead-generating content. Email Marketing & Campaign Creation • Create email campaigns for B2C prospects, including seniors, adult children, past clients, homeowners, estate sellers, and families considering a move. • Create email campaigns for B2B referral partners, including attorneys, advisors, senior communities, care professionals, placement agencies, churches, and civic leaders. • Write nurture sequences for lead magnets, webinars, community presentations, consultations, past client re-engagement, referral partner follow-up, and long-term education. • Build emails that are clear, compelling, senior-friendly, and conversion-focused with strong subject lines and clear calls to action. • Coordinate with CRM/GHL workflows where applicable, including segmentation, tags, triggers, follow-up sequences, and basic performance tracking. • Measure open rates, click rates, replies, booked calls, unsubscribes, and conversions where data is available. • Improve campaigns based on performance rather than guessing. Video Editing & Repurposing • Edit raw videos from Denise into polished short-form and long-form content. • Create reels, vertical videos, captions, title cards, thumbnails, hooks, lower-thirds, and simple branded graphics. • Identify strong hooks and soundbites from longer videos, webinars, interviews, and presentations. • Produce platform-specific versions for Facebook, Instagram, LinkedIn, YouTube Shorts, email landing pages, and webinar promotion. • Maintain an organized video asset library with filenames, dates, topics, captions, and repurposing notes. • Balance polish with speed. The company needs a consistent volume of professional content, not one overproduced video per month. Webinar & Presentation Marketing • Support the creation, promotion, execution, and follow-up of webinars and educational presentations. • Build webinar registration pages, promotional emails, reminder emails, social posts, and post-webinar follow-up sequences. • Help structure webinar topics so they lead naturally to consultations, referral conversations, or educational next steps. • Repurpose webinar recordings into short clips, recap emails, blog-style posts, social carousels, and follow-up content. • Track registrations, attendance, engagement, replay views, and post-webinar conversions. Lead Magnet & Funnel Support • Create or coordinate lead magnets such as guides, checklists, downsizing planning tools, estate-sale preparation guides, senior move planning resources, and referral partner education pieces. • Write landing page copy, thank-you page copy, download emails, and nurture sequences. • Make sure every lead magnet has a clear audience, problem, promise, call to action, and follow-up path. • Coordinate with the CRM/GHL builder or operations team to ensure forms, tags, automations, and handoffs work correctly. • Report on which assets generate leads and which assets do not. Brand Voice, Messaging, & Content Strategy • Protect the company voice: confident, experienced, compassionate, direct, and premium without sounding arrogant. • Translate Denise’s expertise into clear public-facing messaging. • Distinguish Swick Real Estate Group as the brokerage authority and Downsize Allies as the specialized transition platform. • Use the SureSteps framework, “We handle the house and everything else,” and the Clarity / Control / Confidence benefit language consistently. • Avoid generic real estate content that does not differentiate the company. • Identify content gaps and proactively recommend campaigns that support revenue goals. Marketing Operations & Accountability • Maintain a weekly marketing production plan and a monthly campaign calendar. • Coordinate approvals from Denise or leadership without creating bottlenecks. Track the status of content, emails, videos, landing pages, webinar assets, and campaign deadlines. • Maintain organized folders for brand assets, raw video, edited video, campaign copy, images, webinars, lead magnets, and reports. • Work with the CRM/GHL builder, executive assistant, social media support, vendors, or designers as needed. • Produce a weekly marketing dashboard with completed work, upcoming deadlines, performance metrics, stuck items, and decisions needed. Qualifications: Preferred Experience • Experience managing marketing for real estate, senior services, home care, elder law, financial services, healthcare, professional services, or another trust-based consultative business. • Experience with Go High Level, HubSpot, Mailchimp, Constant Contact, ActiveCampaign, ConvertKit, or similar CRM/email platforms. • Experience with Canva, CapCut, Descript, Adobe Premiere, Final Cut, Loom, Zoom, YouTube Studio, Meta Business Suite,LinkedIn, and basic landing page tools. • Experience creating webinar funnels, lead magnet funnels, past-client campaigns, referral partner campaigns, or educational event promotions. • Experience writing for older adults, adult children, or professional referral sources. • Comfort working virtually with Microsoft Teams, Outlook, SharePoint, OneDrive, Planner, or similar tools.
