    Job Description

    Westchester, NY based General Contractor specializing in commercial construction is looking to hire an experienced construction Project Estimator.

    RESPONSIBILITIES AND DUTIES:

    ·         Estimate and/or Budget project from a wide range of client communications and project plans.

    ·         Accountable for execution of service quality by maintaining highest level of delivery and implementation.

    ·         Accurately level all subcontractor bids.

    ·         Collaborate with engineers, architects, clients and subcontractors.

    ·         Complete and submit all field required reports and logs.

    ·         Computes costs by analyzing labor, material, and time requirements.

    ·         Ensure cost control of project and works closely with company President to ensure appropriate staffing.

    ·         Ensure regular communications with owners, subcontractors, and vendors, professionals, executives, superintendents, and officials to ensure that all project directives are met.

    ·         Ensures safe working environment.

    ·         High attention to detail.

    ·         Identifies labor, material, and time requirements by studying proposals, blueprints, specifications, and related documents.

    ·         Implement on site quality control and adherence to plans and specifications.

    ·         Initiate and manage entire bid process (CM and GC) inclusive of the preparation of detailed bid packages and estimates. The review of proposals submitted by subcontractors to ensure their accuracy on compliance with the bid documents.

    ·         Interfacing with PM team by communicating deliverable and procurement schedules.

    ·         Maintain vendor relationships.

    ·         Maintains and develops effective client relationship to ensure clear and efficient communication on contractual and project expectations.

    ·         Manage and supervise on site construction, subcontractors and vendors.

    ·         Must be able to read and understand construction drawings.

    ·         Negotiate and purchase all subcontractors including the issuance of purchase orders.

    ·         Negotiates and administers the bidding and awarding of contracts with subs and suppliers.

    ·         Perform detailed take-offs of all trades.

    ·         Plans projects including defining client objectives, scope, schedule specs, methods, material, timetables, staffing, contract requirements, and budget.

    ·         Prepare monthly Pay applications, AIAs and monitor approved appropriate subcontractor payments.

    ·         Prepare schedules per project identifying milestones throughout completion.

    ·         Probes potential problems and works towards resolution with team and client.

    ·         Reviews plan designs and approaches for constructability and compliance.

    ·         Schedule delivery and sequence of project materials and work. Provide detailed schedule throughput completion.

    ·         Solicit and prepare cost for change orders for projects.

     

    QUALIFICATIONS AND EXPERIENCE:

    ·         Minimum five (5) years’ experience in budgeting/estimating commercial interiors, retail as well as core and shell projects, with preferred experience in general contracting for retail space, office space, and healthcare; working with pricing, bids, contracts, RFP's, Submittals and/or take-off's.

    ·         Demonstrate proficiency in reading commercial construction plans and specifications.

    ·         Excellent time management and organizational skills.

    ·         Experience in project planning from start to finish including able to manage change order process with client approvals.

    ·         Must be able to efficiently multi-task.

    ·         Preferred experience with clients in NYC Metro area.

    ·         Strong computer literacy, including but not limited to MS Office, MS Project Manager & Pro Core – (A must).

    ·         Construction or Engineering Degree or 4 yrs. of Construction project management equivalent work experience with High School Diploma or GED.

    ·         Ability to work well under pressure to deadlines and meet them.
