    QUADRANT HOMES IS LOOKING FOR AN EXPERIENCED, ENTHUSIASTIC INDIVIDUAL TO JOIN OUR TALENTED GROUP AS A VICE PRESIDENT OF LAND ACQUISITION IN OUR OFFICE LOCATED IN BELLEVUE, WA.

     

    POSITION HIGHLIGHTS: Manage all aspects of land acquisition, due diligence and feasibility for the Division. Responsible for identifying, analyzing and acquiring new land deals to meet business plan targets consistent with Division/brands strategic plan and site selection criteria.

     

    POSITION RESPONSIBILITIES:

    • Recruits, hires, evaluates, trains, develops and retains a productive and highly engaged Land Team.
    • Develops positive, teamwork and achievement-oriented work culture for Land Team.
    • Models and reinforces actions consistent with the Company’s values, vision and culture in line with the core leadership competencies listed on the following page(s).
    • Oversees the development of the land team and ensure top performance in achieving desired results while finding efficient and effective solutions that create overall organizational value.
    • Acquire the land necessary to meet division goals and projections.
    • Develops and maintains broker relationships so that we are seeing a large number of new deals early in the selling process.
    • Manage the land feasibility package creation process. Ensure that the division conducts a thorough and complete due diligence on the target property.
    • May assist and/or manage land purchases through entitlement processes.
    • Ensure enough suitable land deals are submitted and in accordance with division/brand strategic business plan, in order to achieve divisions financial objectives.
    • Ensure that the land deals submitted are strategically driven taking into consideration price points, competition, targeted customer profiles and supply/demand analysis.
    • Ensure land profits that meet or exceed business plan.
    • Effectively communicates with Division President of any potential problems or issues and offer suggestions for resolution.
    • Collaborate with Leadership Team in developing long range planning and growth objectives for the division.
    • Provides required reports to brand/division and home office management in a timely and consistent matter.
    • Negotiate competitive land purchase contracts and review with outside law firm and/or in-house counsel.
    • Works collaboratively with other team members to keep abreast of local market land transactions, market trends, pricing, growth and supply.
    • Act as a liaison in completing proforma’s for the Senior Leadership team.
    • Oversee the management of the zoning and permitting processes. Ensure that we get the best possible density and conditions from the process ensure our contracts are linked to these results.
    • Direct the planning and coordination of civil engineering, architectural and landscape design services
    • Overseeing the land team to ensure effective transfer of information from acquisition to development.
    • Regularly attend City Council and Planning Commission meetings.
    • Attend weekly meeting with engineer and update schedule of preliminary engineering, preliminary platting and address construction issues; Review budgets and costs.
    • Commit to continuous improvement and identification and implementation of best practices for land acquisition department.
    • Perform all other duties as assigned.

      

    POSITION QUALIFICATIONS:

    • Bachelor’s degree in Civil Engineering, business or related field required.
    • A minimum of 7 years of direct experience in land acquisition/divestiture and development.
    • Effective verbal and written communication skills.
    • Ability to communicate in and participate in a multi-disciplinary environment.
    • Ability to communicate with and represent the Company to land brokers, developers, land investors and owners, land bankers, land related financial entities, attorneys, title and escrow agents, a wide variety of consultants and government officials.
    • Ability to develop and deliver a presentation that communicates clearly and connects with an audience.
    • Ability to discuss and verbally summarize potentially complex issues and matters, and to facilitate negotiations and work towards resolution, agreement, understandings.
    • Ability to prepare and analyze financial statements/documents, prepare acquisition packages and create/implement work plans.
    • Ability to translate market data into community concepts.
    • Ability to provide thoughtful risk assessments on market viability, construction costs and building rights.
    • Understanding of and ability to negotiate complex legal documents.
    • Ability to direct numerous professional consultants through acquisition.
    • Strong interpersonal, verbal and written communication skills.
    • See the big picture and attention to details.
    • Knowledge of real estate transactions and land acquisitions for a homebuilding company.
    • Knowledge of residential land due diligence and entitlements.
    • Knowledge, experience and abilities in what makes great residential communities.
    • Knowledge and experience to be able to guide, read and review architectural blueprints, engineering plans and plats.
    • Ability to manage project, budgets and schedules.
    • Ability to multi-task and be self-directed in a fast-moving environment.
    • Proficient in Excel.

    SKILLS AND ABILITIES:

    Ability to work in an accurate, detail-oriented and highly productive manner.  Working knowledge of basic real estate title concepts.  Working knowledge of legal documents and how they affect title to real property.  Familiarity with title insurance commitment and policy format and all procedures required to prepare same.  Strong customer service oriented individual with good verbal and written communication skills for interaction with a variety of people inside and outside of the organization.  General administrative abilities should include typing, filing and use of computer, calculator, copier, and facsimile machines.
