    MidSouth Invest, LLC is a fast-growing Real Estate Investment firm located in Memphis, TN that specializes in the acquisition of residential properties, renovating of these properties acquired, and selling on the market or holding the properties as part of the company portfolio to maximize the company returns for our partners and passive investors. The Sales/Acquisitions Rep facilitates the Acquisition of residential real estate properties for the company, which includes contacting sellers and agents, analyzing and calculating rehab costs, running property comps/valuation, determining if the property fits the company criteria, negotiating with sellers/agents, and ensure smooth closings of the properties. Responsibilities: Turn prospective clients into qualified real estate leads by continuously following up via phone calls and email and facilitating communication and adding them to the sales pipeline Create and maintain a database of prospective and past clients to ensure organized and current information on all leads Produce sales reports on a monthly and quarterly basis to make sure all sales goals are met Gather information from prospective clients and qualify them prior to moving them forward in the sales pipeline so agents can provide an efficient sales process Maintain and grow existing business opportunities within the geographical area to expand our sales region Qualifications: Real estate license or pursuing required Valid U.S. driver’s license with the ability to travel by car Candidate should have a high school diploma, bachelor’s degree preferred Has superb interpersonal and communication skills At least 1 year of sales experience as a real estate ISA, sales representative, or similar position • Bachelor’s Degree • 3-5+ years of Sales and closing experience. Previous experience in a sales position or inside sales, or e.g. selling products or services, retail, or car sales experience is preferred • 3-5+ years of Real Estate Experience in a Real Estate Investment Firm, Brokerage, Mortgage Firm, or similar is preferred, but not required. • Strong working knowledge of Google Docs & MS Office, e.g. Word, Excel • Proficient in the use of technology and CRM • Essential Duties and Responsibilities: Making calls to company-generated leads, sales, and negotiation with sellers and agents. • Respond/Follow Up with all seller leads and close on them • Review seller information and prepare for seller appointments • Manage a pipeline of seller prospects • Review and analyze properties for acquisitions. Run Comps. • Negotiate with sellers and agents on properties/purchase agreements • Prepare and make offers on properties that meet company criteria • Negotiate a win/win solution for both parties • Build rapport with the sellers to overcome objections to get the deal signed • Must be results-driven and have the mindset to want more financially • Use the CRM daily to update and stay on task until deals are closed • Provide reports on activities, wins, appointments, priorities, and issues/challenges • Increase the revenue and profits for the Company by procuring contracts to purchase real estate at an acceptable ratio • Close contracts in a timely manner • Track Activities and Acquisitions/Sales of Properties • Generate Reports of Individual KPIs, Closings, Pipeline, and Activities • Attend business meetings and training as required • Perform other administrative duties, tasks, and special projects as assigned • Position Requirements and Skills: Must be ambitious and driven! Have reliable transportation. Compensation: $50,000 - $100,000 yearly
